RESOLUTION NO. 2022-084
RESOLUTION APPROVING IRON ENHANCED FILTRATION BASIN AGREEMENT FOR
INDEPENDENT SCHOOL DISTRICT #284 (WAYZATA HIGH SCHOOL)
WHEREAS, Independent School District #284 received approval of a Site Plan Amendment and
Conditional Use Permit Amendment to the Wayzata High School at 4995 Peony Lane North; and
WHEREAS, the owner’s property is legally described as:
Parcel 1: Lot 2, Block 1, Creekside Hills, except that part embraced within the West 1/2
of the Northeast Quarter of the Southwest Quarter, Section 7, Township 118, Range 22,
Hennepin County, Minnesota. Together with a driveway easement over Tract B,
Registered Land Survey No. 133, see Order Doc. No. 3085759. Torrens Certificate No.
1371889. That part of Lot 2, Block 1, Creekside Hills, embraced with the West 1/2 of the
Northeast Quarter of the Southwest Quarter, Section 7, Township 118, Range, Hennepin
County, Minnesota. Abstract Property: Together with a 50.00 foot wide easement over,
under and across that part of Lot 1, Block 1, Creekside Hills, according to the recorded
plat thereof, Hennepin County, Minnesota. The centerline of said easement is described
as commencing at the northeast corner of said Lot 1; thence on an assumed bearing of
North 89 degrees, 59 minutes, 01 seconds West, along the north line of said Lot 1, a
distance of 157.83 feet to the point of beginning of the centerline to be described;
thence South 00 degrees 00 minutes 59 seconds West a distance of 185.80 feet; thence
southerly a distance of 125.34 feet along a tangential curve, concave to the west, having
a radius of 500.00 feet and a central angle of 14 degrees 21 minutes 45 seconds; thence
South 14 degrees 22 minutes 43 seconds West, tangent to the last described curve, a
distance of 67.91 feet; thence continuing southerly 369.08 feet along a tangential curve,
concave to the east, having a radius of 750.00feet and central angle of 28 degrees 11
minutes 45 seconds; thence continuing southerly a distance of 178.65 feet along a
reverse curve, concave to the west, having a radius of 500.00 feet and a central angle of
20 degrees 28 minutes 19 seconds; thence continuing southerly a distance of 271.59
feet along a reverse curve , concave to the east, having a radius of 500.00 feet and a
central angle of 31 degrees 07 minutes 19 seconds; thence South 24 degrees 28 minutes
02 seconds East, tangent to the last described curve, a distance of 95.93 feet to a
southeasterly line of said Lot 1 and there terminating, for roadway purposes, as
contained in Easement Agreement dated July 24, 2013, filed July 26, 2013 as Document
No. 5101169 (Torrens) and as Document No. 9986480 (Abstract).
Parcel 2: Lot 1, Block 1, Wayzata Senior High School Addition except that part thereof
embraced within the Southwest Quarter of the Northeast Quarter of Section 7,
Township 118, Range 22 and except that part thereof embraced within the West 1/4 of
the Southeast Quarter of said section 7, Hennepin County, Minnesota. Torrens
Certificate No. 838093. That part of Lot 1, Block 1, Wayzata Senior High School Addition
embraced within the Southwest Quarter of the Northeast Quarter of Section 7,
Township 118, Range 22 and except that part thereof embraced with the West 1/4 of
the Southwest Quarter of said Section 7, Hennepin County, Minnesota. Abstact
Property.; and
WHEREAS, the iron enhanced filtration basin agreement requires the property owner to
perform maintenance of the filtration basin.
NOW, THEREFORE BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that the iron enhanced filtration basin agreement for Independent School District #284
(Wayzata High School) is approved.
