HomeMy WebLinkAboutCity Council Resolution 2021-154 C ITY OF P LYMOUTH R ESOLUTION N O. 2021-154 R ESOLUTION A PPROVING A PUD A MENDMENT FOR E AGLE R IDGE P ARTNERS FOR TH N ORTHWEST B USINESS C AMPUS 5 A DDITION FOR P ROPERTIES L OCATED AT 2800 C AMPUS D RIVE, 3000 C AMPUS D RIVE, 2905 N ORTHWEST B OULEVARD AND 2955 X ENIUM L ANE (2021027) WHEREAS, Eagle Ridge Partners has requested approval of a planned unit development (PUD) th amendment to allow medical clinics/offices within the Northwest Business Campus 5 Addition PUD for properties located at 2800 Campus Drive, 3000 Campus Drive, 2905 Northwest Boulevard and 2955 Xenium Lane; and WHEREAS, the subject property is legally described as: th Lots 1-4, Block 1, Northwest Business Campus 5 Addition, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and does approve the request by Eagle Ridge Partners for a PUD amendment to allow medical clinics/offices on a limited basis, subject to the following conditions: 1. The PUD amendment is hereby approved to allow medical clinics/offices limited to 7,000 square feet or less of the principal structure, provided parking regulations of this Chapter are met, in accordance with the application materials received by the City on April 2, 2021, and additional information on April 15, 2021, except as may be amended by this resolution. 2. All conditions of resolution MPUD 81-1 approving the general plan for Northwest Business Campus PUD and resolutions 84-132 through 84-136 approving the site plans for the subject lots, and resolution 2004-436, shall remain in full force, except as specifically amended by this resolution. 3. Necessary information shall be provided to demonstrate parking regulations are met pursuant to section 21135 of the zoning ordinance prior to the issuance of any building permit for a medical clinic/office tenant. 4. Any use changes within the subject buildings shall require separate building permits for tenant improvements. The uses shall conform to the industrial guiding of the site and be office/warehouse/manufacturing type uses or medical clinics/offices limited to 7,000 square feet or less of the principal structure. Any proposed uses not meeting the industrial guiding may be subject to PUD amendment approval and/or land use guide plan amendment approval. Resolution 2021-154 (2021027) Page 2 5. Standard Conditions: a. Any rooftop/ground-mounted equipment shall be screened consistent with the requirements of section 21130.05 of the zoning ordinance to match the building. b. Any signage shall comply with section 21155 of the zoning ordinance and shall receive sign permits if required. c. Any subsequent phases or expansions are subject to required reviews and approvals per ordinance provisions. ADOPTED by the City Council on this 25th day of May, 2021.
