WHEREAS, Eagle Ridge Partners has requested a PUD (planned unit development) amendment

to allow medical clinics/offices within the Northwest Business Campus 5 Addition PUD for properties
located at 2800 Campus Drive, 3000 Campus Drive, 2905 Northwest Boulevard and 2955 Xenium Lane;
and
WHEREAS, the subject property is legally described as follows:

Lots 1-4, Block 1, Northwest Business Campus 5 Addition, Hennepin County, Minnesota.
WHEREAS, the Plymouth Zoning Ordinance requires a text amendment for a PUD amendment;
and
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance amending the zoning ordinance text.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does support and approve the request by Eagle Ridge Partners for a PUD
amendment and related zoning ordinance text amendment, based on the following findings:
1. The PUD amendment is consistent with the objectives of the city’s comprehensive plan and
with the industrial guiding of the site considering parking requirements are met. The
medical clinics/offices would be allowed on a limited basis, to up to 7,000 square feet of the
principal structure, similar to current regulations permitting offices or clinics for physical,
cognitive or behavioral therapy in industrially zoned properties.
2. The PUD amendment would not affect the purposes or intent of the PUD, which was
established to provide for office/warehouse/manufacturing uses on the site.
3. The surrounding area around the PUD would not be affected as the use would be
compatible to the adjacent uses and surrounding area. The applicant would need to show
adequate parking for any potential medical clinics/offices and address any on-site parking
shortages thorough a separate review. There are no exterior changes to the site if parking
requirements are met.
