RESOLUTION 2021-114
R ESOLUTION A PPROVING PUD A MENDMENT FOR C AMPUS CRE P ARTNERS, LLC FOR
TKG A UTOMOTIVE LOCATED AT 2675 C AMPUS D RIVE (2021006)
WHEREAS, Campus CRE Partners LLC has requested approval of a PUD (Planned Unit
Development) amendment for the construction of a new automotive repair facility for TGK
Automotive located at 2675 Campus Drive; and
WHEREAS, the subject property is legally described as Lot 3, Block 1 Northwest Business

Campus 14 Addition, Hennepin County, Minnesota; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public
hearing and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and does approve the request by Campus CRE Partners
LLC for a PUD amendment for the site located at 2675 Campus Drive, subject to the following
conditions:
1. A PUD amendment for site modifications is approved in accordance with the plans
received by the City on February 9, 2021, with additional information submitted on
February 16, 2021, February 18, 2021, February 23, 2021, and March 4, 2021,
except as may be amended by this resolution.
2. All conditions of previous resolutions approving the Northwest Business Campus
PUD and any amendments relating to Northwest Business Campus shall remain in
full force, except as may be specifically amended by this resolution.
3. All trash and recycling pick-up for the site shall be conducted during off hours, so
not to disrupt traffic flow and the surrounding businesses.
4. Prior to issuance of a building permit, the applicant shall submit the following
consistent with the zoning ordinance and city codes:
a. Receive city approval of final construction plans.
b. Receive any required Fire Department approval.
c. Obtain any necessary Bassett Creek Watershed permits.
d. The applicant shall submit the required financial guarantees and site
improvement performance agreement (SIPA) prior to issuance of permits.

5. Prior to commencement of the work, the applicant shall obtain the appropriate
permits from the Building Division, including a demolition permit, sewer/water
permit, and sign permit.
