R ESOLUTION A PPROVING S ITE P LAN A MENDMENT
TO ALLOW G ENERATOR LOCATED
AT 14405 21 ST A VENUE (2021002)
WHEREAS, the City of Plymouth, has requested approval of a site plan amendment to allow the
installation of an emergency generator located at 14405 21st Avenue on the property presently legally
described as:
Lot 85, Block 1, except the West 43.50 feet of said Lot 85, Cimarron East
Hennepin County, Minnesota
WHEREAS, the Planning Commission has reviewed said request at a duly called public meeting
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does approve the request for a site plan amendment for installation of
an emergency generator located at 14405 21st Avenue, subject to the following conditions:
1. A site plan amendment is approved to allow the installation of an emergency generator
located in the southwest side of the exterior loading area, in accordance with the plans
received by the city on January 7, 2021, and additional information on January 20, 2021,
except as amended by this resolution.
2. A separate mechanical permit is required prior to commencement of the project.
3. A separate electrical permit is required prior to commencement of the project.
4. A separate tank permit is required prior to commencement of the project.
5. The applicant shall conduct routine generator testing and maintenance between the hours
of 9:00 a.m. and 5:00 p.m.
6. The permit is subject to all applicable building and fire codes, and to all city regulations and
ordinances. Any violation thereof shall be grounds for revocation.
7. Prior to issuance of a mechanical or electrical permit, the applicant shall fulfill the
requirements, submit the required information, and revise the plans as indicated below,
consistent with the applicable city code, zoning ordinance, and engineering guidelines:
a) Receive city approval of final construction plans.
b) Receive any required Fire Department approval.
c) Show erosion and sediment controls, i.e. silt fence, bio-logs, and inlet protections to
downstream drains.

8. Standard Conditions:
a. Compliance with the city’s noise regulations.
b. Any subsequent phases or expansions are subject to required reviews and approvals per
ordinance provisions.
c. The site plan amendment shall expire one year after the date of approval, unless the
property owner or applicant has started the project, or unless the applicant, with the
consent of the property owner, has received prior approval from the city to extend the
expiration date for up to one additional year, as regulated under section 21045.09 of
the zoning ordinance.
