HomeMy WebLinkAboutCity Council Resolution 1980-890CITY OF PLYMOUTH Pursuant to due call and notice thereof, a regular meeting of the City Council of the City of Plymouth, Minnesota, was held on the 15th day of December, 1980 . The following members were preyent:Plavor Davenport, Councilmembers Hoyt, Neils, Schneider and Threinen The following members were absent: none Councilmember Hoyt introduced the following Resolution and moved its adoption: RESOLUTION NO. 80-890 APPROVING RPUD CONCEPT PLAN FOR "FOX FOREST" FOR RICHARD NESLUND/CENTURION COMPANY LOCATED EAST OF HIGHWAY 55, NORTH OF MINNESOTA WESTERN RAILROAD TRACKS, ACROSS FROM THE INTERSECTION OF COUNTY ROAD 6 WITH STATE HIGHWAY 55 (80045) WHEREAS, Richard Neslund/Centurion Company has requested approval of a revised concept plan for "Fox Forest" RPUD consisting of 165 dwelling units on approxi- mately 40.08 acres located east of Highway 55, north of Minnesota Western Rail- road tracks, across from the intersection of County Road 6 with State Flighway 55; and, WHEREAS, the Planning Commission has reviewed the proposal at a duly called public informational meeting on September 10, 1980 and at a regularly scheduled meeting on December 3, 1980 and has recommended approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request of Richard Neslund/ Centurion Company for concept approval for "Fox Forest" RPUD consisting of 165 dwelling units on aprpoximately 40.08 acres located east of Highway 55, north of Minnesota Western Railroad tracks, across from the intersection of County Road 6 with State Highway 55, subject to the following conditions: 1. Compliance with the City Engineer's Memoranda for this project. 2. Completion of the required Environmental Assessment Worksheet process. 3. Staging of the development shall be in accordance with utility availability to the site including the east -west public street. 4. Approved density ratio of 2.1 units per acre for approximately 16 acres of LA -1 and 5.5 units per acre for approximately 24 acres of LA -3 land, based upon an assignment of 1 bonus density point per Criteria D (affirmative design); the maximum number of units to be 165. Final density shall be exclusive of any wetland, per ordinance, as verified by the City Engineer. 5. Compliance with the LA -2 RPUD transition criteria per ordinance. 6. Design consideration prior to preliminary plat shall be given to emergency vehicle circulation and proper width of streets, given the proposed off-street parking design. 7. The number of permits issued will be limited until the City Council determines the capacity of the single road access to this site. The motion for the adoption of the foregoing Resolution was duly seconded by and upon vote being taken thereon, the following Voted in favor thereof: Mayor Davenport, Councilmembers Hoyt, Neils.
