Councilmember Neils introduced the following Resolution and moved

RESOLUTION NO. 80-876
APPROVING SITE PLAN AMENDMENT FOR ROBERT NELSON FOR BOBCO, INC. AT 9806/9724 -
10TH AVENUE NORTH (A-821)
WHEREAS, Robert Nelson for BOBCO, Inc. has requested site plan amendment approval
for an approximate 16,688 square foot addition to an existing office/warehouse
building for a total of 24,388 square feet on approximately 1.86 acres at 9806/9724 -
'10th Avenue North; and,
WHEREAS, the site plan for the existing building was approved by the City Council
under Resolution No. 78-8,::6 on December 19, 1978; and,
WHEREAS, the Planning Commission has reviewed the request including several
variances relative to setbacks and has recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the site plan amendment for
Robert Nelson for BOBCO, Inc. for an addition to the exiting office/warehouse
building at 9806/9724 - 10th Avenue North subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Submittal of required site performance financial guarantee for completion of
required site improvements termed for 24 months.
3. Outside storage of inventory, waste and waste containers shall be prohibited.
4. Payment of park dedication fees in lieu of dedication based upon current
dedication policy at the time of permit issuance and based upon the additional
site acreage.
5. Removal from the site of all diseased trees at owner's expense.
6. Outside areas not otherwise improved shall be sodded.
7. A concrete island delineator shall be provided at the east end of the row of
parking at the south end of the building.
8. "Proof of Parking" plan shall be revised to provide the ordinance minimum
required parking within ordinance standards.

9. Compliance with City Code requirements relative to fire hydrants and fire
lanes with fire lane on the west side to be secured from normal vehicle
traffic between front and rear parking lots through the use of ordinance
required curbing.
10. Petitioner shall submit written evidence that the subject parcels have
been consolidated into a single parcel at Hennepin County (parcels P.I.N.
36-118-22-11-0011 and -0010).
11. Approval includes the following variances:
A.
A 10 foot variance
between the east side
of the building and proposed
private drive.
B.
An approximate 1.5
foot variance between
the property line and parking
backup area of the
south parking lot.
C.
An approximate 1.5
foot variance between
the south parking lot and west
property line.
D.
A 23 foot variance
for the setback of the
sign from the front property
line.
