HomeMy WebLinkAboutCity Council Resolution 1980-832CITY OF PLYMOUTH Pursuant to due call and notice thereof, a regular meeting of the City Council of the City of -P-1 mouth, Minnesota, was held on the 17th day of November , 19 80 . The following members were present�yor Hunt, Councilmembers Davenport, Hoyt, Neils and Schneider The following members were absent: none Councilmember Davenport introduced the following Resolution and moved Its adoption: RESOLUTION NO. 80-832 APPROVING SITE PLAN AND VARIANCES FOR JACKSON-SCHAUER, INC. AT THE SOUTHWEST CORNER OF THE INTERSECTION OF HARBOR LANE AND FERNBROOK LANE (80057) WHEREAS, Jackson -Schauer, Inc. has requested approval of a site plan and variances for an 8,332 square foot office building to be located at the southwest corner of the intersection of Harbor Lane and Fernbrook Lane; and, WHEREAS, the Planning Commission has reviewed said request and recommends its approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESGTA, that it should and hereby does approve the request of Jackson -Schauer, inc. for site plan and variance approvals for an 8,332 square foot office building to be located at the southwest corner of the intersection of Harbor Lane and Fern - brook Lane subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees in lieu of dedication in an amount determined according to the verified acreage and according to the dedication policy in effect at the time of building permit issuance. 3. All waste and waste containers shall be stored within the structure and no outside storage is permitted. 4. Location of fire hydrants and fire lanes per City Code. 5. Submission of required financial guarantee for completion of site improvements termed for 24 months. 6. Signage shall be per approved plans and the wall signs are in lieu of any freestanding signery. 7. The building length shall be reduced to eliminate the parking lot width deficiency on the east. Setback variances from the south property line relative to the building and parking and driving areas are granted in consideration of the verified 20 foot parking and driving easement across the adjacent site; the 20 foot area shall be landscaped and maintained as indicated on the approved plans. 9. Landscape plan shall be amended to add one additional over -story tree. 10. Variance shall be granted of 10 feet on the west side. 11. A variance from the ordinance minimum of 15 feet is granted on the south. 12. A variance of 20 feet is granted for the parking spaces at the southeast corner of the site and a 15 foot variance is granted for the private drive at the same location. 13. The total saff-,,erified gross square footage of the building shall not exceed the 25 percent maximum lot coverage permitted by the ordinance.
