Pursuant to due call and notice thereof, a r gul pg meeting of the City
Council of the City of Plymouth, Minnesota, was held on the 17th day of

RESOLUTION NO. 80-827
APPROVING PRELIMINARY PLAT FOR DAVID W. BROCKPAHLER AT THE NORTHEAST QUADRANT OF
THE INTERSECTION OF JUNEAU LANE WITH COUNTY ROAD 9 (80046)
WHEREAS, David W. Brockpahler has requested approval of a preliminary plat for 9
single family residential lots on approximately 7.91 acres located at the north-
east quadrant of the intersection of Juneau Lane with County Road 9; and,
WHEREAS, the Planning Commission has reviewed the request following a duly called
public hearing and has recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve a preliminary plat for 9 single
family residential lots on approximately 7.91 acres located at the northeast quad-
rant of the intersection of Juneau Lane with County Road 9 subject to the follow-
ing conditions:
1. Compliance with the City Engineer's Memorandum.
2. Submittal of required utility and drainage easements as approved by the City
Engineer.
3. No building permits to be issued until the final plat is filed and recorded
with Hennepin County, and until City utilities are physically available to
the property.
4. Payment of park dedication fees in lieu of dedication in accordance with City
policy in effect at the time of filing of final plat.
5. Minimum front yard building setbacks shall be 50 feet as indicated on submitted
plans, for compliance with ordinance minimum width standards.
6. A covenant shall be placed on Lot 7 to prevent future subdivision except for
one possilbe additional lot with full ordinance dimensions and street frontage
subject to City ordinance requirements at the time of the proposed division.

i. All dead or diseased trees shall be removed from the site at the owner's
expense.
8. The common lot line between proposed Lots 7 and 8 shall be adjusted so that
the width of Lot 7 is within ordinance standards.
