RESOLUTION NO. 80-650
APPROVING SITE PLAN FOR STEPHEN NESLUND FOR AN OFFICE/WAREHOUSE BUILDING LOCATED
AT THE NORTHWEST QUADRANT OF THE INTERSECTION OF CHESHIRE LAND WITH 25TH AVENUE
NORTH (80047)
WHEREAS, Stephen Neslund has requested approval of a site plan for an office/ware-
house building of approximately 30,357 square feet located on approximately 3.21
acres in the northwest quadrant of the intersection of Cheshire Lane and 25th
Avenue North; and,
WHEREAS, the Planning Commission has reviewed said request and recommends its
approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request of Stephen Neslund
for site plan approval for an office/warehouse building of approximately 30,357
square feet located on approximately 3.21 acres in the northwest quadrant of the
intersection of Cheshire Lane and 25th Avenue North subject to the following
conditions:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees in lieu of dedication in an amount determined
according to the verified acreage and according to the Dedication Policy in
effect at the time of building permit issuance.
3. Provisions for a 30 foot wide trail easement per Corridor Use Plan, as verified
by the Parks and Engineering Departments, with submittal of detailed plans as
to construction of the trail per City standards.
4. All waste and waste containers shall be stored within the structure and no
outside storage is permitted.
S. Compliance with City Council Policy Resolution No. 79-80 regarding minimum
floor elevations for new structures in subdivisions or on sites adjacent to
or containing any open storm water drainage facility.
6. Location of fire hydrants and fire lanes per City Code.
7. Submission of required financial guarantee for completion of site improvements
termed for 24 months.

8. Any signage shall be in compliance with the Ordinance as to height, size and
location.

9. Prior to permit issuance, appropriate documents approved by the City Attorney
shall be filed encumbering the use of the detached parcel east of Cheshire
Lane to the use on the main parcel.
