Councilmember Davenport introduced the following Resolution and moved
s adoption:
RESOLUTION NO. 80-611
APPROVING VARIANCES FROM SUBDIVISION CODE AND URBAN DEVELOPMENT POLICY RESOLU-
TION NO. 75-664 FOR RICHARD OLSON TO PERMIT A PROPERTY DIVISION/CONSOLIDATION
CREATING TWO NEW PARCELS (80033)
WHEREAS, Richard Olson has requested variances from the Subdivision Code and from
the Urban Development Policy No. 75-664 to allow creation of a 4.12 acre parcel
in the unserviced area at 14715 County Road 47 for purposes of bringing the lot
area closer to compliance with the 5 acre minimum lot size in the FRD Zoning
District; and,
WHEREAS, the Planning Commission has reviewed this request and has recommended
approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the variances from the Subdivision
Code and Urban Development Policy No. 75-664 for Richard Olson to allow the property
division/consolidation creating a 4.12 acre parcel at 14715 County Road 47 as
follows:
EXISTING PROPERTY:
PARCEL A (P.I.N. 4-118-22-13-0001)
PARCEL B (P.I.N. 4-11$-22-13-0005)
To be divided and consolidated into the following two new parcels:
PARCEL A: That part of the East 324.00 feet of the West Half of the
Northeast Quarter of Section 4, Township 118, Range 22,
lying south of the centerline of Hennepin County Road No.
47, Plat 13. EXCEPT the South 660.90 feet of said East
Half of the West Half of the Northeast Quarter.
(Area: 179,296 sq. ft. - 4.116 acres)
Subject to an easement for roadway purposes over and across
the easterly 33.00 feet thereof.
Subject to an easement for Hennepin County Highway No. 47.

PARCEL B: The North 295.95 feet of the South 626.40 feet of the West
716.00 feet of the West Half of the Northeast Quarter of
Section 4, Township 118, Range 22. Also
The North 330.45 feet of the South 660.90 feet of said West
Half of Northeast Quarter lying East of the West 716.00 feet
thereof. Also
Subject to an easement for roadway purposes over and across the
East 33.00 feet of said West Half of the Northeast Quarter.
(Area: 410,949 sq. ft. - 9.434 acres)
FURTHER, the City Manager shall be authorized to make the necessary special assess-
ment corrections based upon City policy when the division/consolidation is approved
by Hennepin County.
