Councilmember Schneider introduced the following Resolution and moved
itsoa ption:
RESOLUTION NO. 80- 454
APPROVING REVISED PRELIMINARY PLAT (ALTERNATE III) FOR DON MYRON FOR "OAKDALE WEST"
LOCATED SOUTHEAST OF KREATZ LAKE, WEST OF DUNKIRK LANE AND NORTH OF OAKWOOD
ELEMENTARY SCHOOL (79079)
WHEREAS, Don Myron has requested approval of a revised preliminary plat for 37
single family lots located on approximately 24.24 acres located southeast of
Kreatz Lake, west of Dunkirk Lane and north of Oakwood Elementary School;
and,
WHEREAS, the Planning Commission haq considered the request following a duly call-
ed Public Hearing and has recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the revised preliminary plat
(Alternate III) for Don Myron for "Oakdale West" for 37 single family lots located
on approximately 24.24 acres located southeast of Kreatz Lake, west of Dunkirk
Lane and north of Oakwood Elementary School subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees in lieu of dedication in accordance with the
City policy in effect.at the time of final platting; and improvement of trail
corridor per City standards with credit given for the cost of such improvements
as verified by the City Engineer in accordrnce with the Park Dedication Policy.
3. No building permits to be issued until municipal utilities and services are
physically available to the property.
4. Compliance with City Coancil Policy Resolution No. 79-80 regarding subidivions
containing or adjacent to storm water holding facilities.
5. No building setback variances are granted or implied, particularly for those
lots approved with variances from ordinance minimum width and depth standards.
6. Street naming to be consistent with adopted street naming system.

7. Final platting shall include a certified statement from a registered land
surveyor that all lots meet or exceed ordinance minimum width and depth
standards.
S. Lot width and depth variances are approved as follows: Lots 2 & 3, Block 3:
Lot 1, Block 1; Lots 3 & 4, Block 7.
9. Structures on Lots 2 & 3, Block 3 shall be setback at a minimum, the distance
from the front property line where the lot is 110 feet wide so as to comply
with the width requirement in the ordinance.
10. Lots facing 19th Avenue on Garland and Fountain Circles shall have driveway
access onto the circles.
11. Trail corridor shall be provided on the south side of 19th Avenue from Dunkirk
Lane to Garland Circle with a minimum of 65 feet right-of-way to provide
adequate room for the trail and snow storage. Trail corridor along 19th Ave.
and Garland Circle shall be of concrete construction and trail segments from
Garland to Oakwood School and from 19th Avenue to where it ties into the
trail to the north shall be of asphalt design.
12. Approval of final plat shall be contingent on submission of traffic plan
providing street access to either Dunkirk Lane or Highway 101, as appropriate.
13. The developer has the right to petition for a public improvement hearing
for construction of the proposed connection to Highway 101 prior to final
plat approval.
The motion for the adoption of the foregoing Resolution was duly seconded
