Neils and Schneider Tie #o ow ng members were absent: Councilmember Davenport Councilmember Neils introduced the following Resolution and moved s adoption: RESOLUTION N0, 80-321 APPROVING SITE PLAN FOR JOSEPH VAN BOCKEL/HOME STYLES, INC. FOR AN OFFICE/ WAREHOUSE COMPLEX LOCATED IN THE SOUTHWEST QUADRANT OF MEDINA ROAD AND 28TH AVENUE NORTH (80021) WHEREAS, Joseph VanBockel/Home Styles, Inc. has requested approval of a site plan for an office/warehouse complex to be located at the southwest quadrant of the intersection of Medina Road and 28th Avenue North; and, WHEREAS, the Planning Commission has reviewed said request and recommends its approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request of Joseph VanBockel/ Home Styles, Inc. for site plan approval of an office/warehouse complex to be located at the southwest quadrant of the intersection of Medina Road and 18th Avenue North subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees in lieu of dedication in an amount determined according to the verified acreage and the dedication policy in effect at the time of building permit issuance. 3. All waste and waste containers shall be stored within the structure and no outside storage is permitted. 4. Compliance with the City Policy and City Code with respect to fire hydrants and fire lanes. 5. Curbing and drainage design of the site in compliance with City Council Resolution No. 79-73. 6. Any signs shall conform with the City Ordinance. Resolution # 80- 321 Page 2 8. Compliance with City Policy Resolution No. 79-80 regarding developments containing or adjacent to storm water holding facilities: 9. A revised landscape plan shall be submitted to reflect the minimum require- ments, specifically planting sizes per City Landscape Criteria/Policy. 10. The arrangement of the intersection of the private drive at the south end of the proposed loading area shall be revised in a manner without an offset alignment of the private drive with the loading area, and located approximately 15 feet from the west property line.
