Pursuant to due call and notice thereof, aire uular meeting of the City
Council of the City of Plymouth, Minnesota, waFleld on the 21st day of
April , 19 80 . The following members were present: Mayor Runt,
,Co.ncilmembers Davenport, Hoyt, Neils and Schneider
e following members were absent: None
Councilmember Neils introduced the following Resolution and moved
s adoption:
RESOLUTION NO. 80- 276
APPROVING SITE PLAN FOR PAUL ZELTINS (PAUL'S WOODCRAFT) ON THE EAST SIDE OF
FERNBROOK LANE BETWEEN 25TH AND 27TH AVENUES NORTH (A-770)
WHEREAS, Paul Zeltins has requested approval of a site plan for a 30,900 square
foot speculative warehouse building on approximately 2 acres on the east side of
Fernbrook Lane between 25th and 27th Avenues North; and,
WHEREAS, the proposal is effectively an amendment to a site plan approval
contained under Resolution No. 78-109; and,
WHEREAS, the Planning Commission has reviewed said request;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request of Paul Zeltins for
site plan approval for a 30,900 square foot speculative warehouse building on the
east side of Fernbrook Lane between 25th and 27th Avenues North subject to the
following conditions:
1. Compliance with the provisions of the City Engineers Memorandum for this
project.
2. Outside storage of waste, waste containers, materials and products shall be
prohibited.
3. Payment of park dedication fees in lieu of dO',:ation based upon verified
acreage in accordance with Park Dedication Puiicy in effect at the time of
building permit issuance.
4. Submittal of required financial guarantee for site plan improvements to be
termed for 24 months.
5. All front and rear yard setbacks shall -be maintained per Zoning Ordinance,
6. Location and size of identification signery to be -within ordinance
standards.

7. Approval includes shared parking and driveway with the adjacent site to
the north as indicated on approved plans. t
8. Landscape plan to be revised to comply with the City Landscape Policy;
specifically to reflect the addition of 10 Z," diameter 6 foot high Scotch
Pines to be located along the south border of the property generally clustered
at :he southwest end.
9. Fire protection plans shall be submitted in accordance with City Code and
policy as to fire lanes and hydrants.
