The following members were present: Mayor Hunt Councilmembers Hoyt, Neils and Spaeth The following members were absent: Counci mem er Davenport Councilmember Neils introduced the following Resolution and moved s adoption.- RESOLUTION NO. 79- 780 APPROVING SITE PLAN FOR VOLP CONSTRUCTION COMPANY FOR CONSTRUCTION OF AN OFFICE/WAREHOUSE COMPLEX TO BE LOCATED ON APPROXIMATELY 4.4 ACRES AT THE NORTHEAST QUADRANT OF THE INTERSECTION OF RANCHVIEW LANE AN,^ 30TH AVENUE NORTH (79076) WHEREAS, Volp Construction Company has requested site plan approval for an office/warehouse complex to be located on approximately 4.9 acres at the northeast quadrant of the intersection of Ranchview Lane and 30th Avenue North; and, WHEREAS, the Planning Commission has reveiwed said request and recommended • approval; NOW, THEREFORE, BE IT HEREBY RESOLVED by the City Council of the City of Ply- mouth, Minnesota, that it should and hereby does approve the request of Volp Construction Company for site plan approval of an office/warehouse complex to be located on approximately 4.9 acres at the northeast quadrant of the intersection of Ranchview Lane and 30th Avenue North subject to the following conditions: I. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees in lieu of dedication in an amount deter- mined according to verified acreage and according to the dedication policy in effect at the time of building permit issuance. 3. Appropriate easements be provided for trail purposes per City Corridor Use Lane, and construction of the designated trail per City specifications and plans approved by the City Engineer. 4. All waste and waste containers shall be.stored within the structure. 5. No outside storage of materials or products. 6. 8612 concrete curb shall be installed around all driving and parking area per City Policy Resolution No. 79-73. 7. Location of fire hydrants and fire lanes per City Code. 8. Site performance financial guarantee shall be termed for 24 months, and a evergreen trees shall he a minimum of 6.feet high. Resolution # 79-780 Page 2 9. All signs shall conform with the City Ordinance standards and be subject to the Commission review. 10. Compliance with City Policy Resolution No. 79-80 regarding development containing storm water holding facilities. n U
