Councilmember Spaeth introduced the following Resolution and moved
its adoption:
RESOLUTION 79- 546
APPROVING PRELIMINARY PLAT AND GENERAL DEVELOPMENT PLAN FOR SCHERER BROTHERS
LUMBER COMPANY (79058)
WHEREAS, Scherer Brothers Lumber Company has requested approval of a preliminary
plat and general development plan consisting of four industrial lots and rezoning,
from RO to 11, of approximately 53 acres north of the Soo Line Railroad tracks and
west of County Road 18; and,
WHEREAS, the request has been reviewed by the Planning Commission at a duly called
public hearing and the Commission recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request of Scherer Brothers
Lumber Company for approval of a preliminary plat and general development plan
consisting of four industrial lots subject to the following conditions:
1. Compliance with the City Engineer's memorandum dated August 9, 1979,
deleting item number 5 with the provision that further review by the
City and by the petitioner should occur especially accounting for the
major possible future adjacent development with respect to traffic
circulation.
2. A 30 foot wide easement for trail purposes shall be provided along the
westerly border of proposed lot 1 block 2.
3. The required environmental accessment worksheet process shall be completed
prior to the final platting.
4. Prior to final platting peitioner shall have developed, in conjunction
with the City Engineer, a traffic circulation needs analysis for the area
to the west and north of the project, with particular attention to
possible east/vest street needs.
5. Approval of the general development plan does not include approval of
specific conditional use permits for suggested uses requiring such
permits in the I1 district, including outside storage and corporate
headquarters; consideration of the specific uses in granting of
conditional use permits shall be a function of specific site plan
review.

6. Approval of the general development plan shall be subject to the finding
during site plan approval process that specific sites are capable of
supporting proposed uses with respect to parking and yard area require-
ments.
7. Rezoning shall be effective with the approval of the final plat.
8. Confirmation by the City Attorney that the abstracts of property title
have been examined and approved per ordinance requirements prior to
final platting.
