HomeMy WebLinkAboutCity Council Resolution 1979-488CITY OF PLYNii M Pursuant to due call and notice thereof, a re la meeting of the City Cotmcil of the City of Plymouth, Minnesota, was on t e 20th day of August, 19 79. The following members were present: Mayor Hunt, iYflR 1klky! Councilmember Neils introduced the following Resolution and moved its adoption: RESOLUTION NO. 79-488 APPROVING CONDITIONAL USE PERMIT AND SITE PLAN FOR WRC INVESTMENT COMPANY FOR HOLIDAY INN MOTEL NORTH OF HARBOR LANE AT EMPIRE LANE (79061) WHEREAS, WRC Investment Company has requested approval of a Conditional Use Permit and Site Plan for an approximate 74,800 square foot 120 unit Motel on approximately 7 acres North of Harbor Lane at Empire Lane; and, WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the Conditional Use Permit and Site Plan for WRC Investment Company for a 74,800 square foot 120 unit Motel subject to the following conditions: **f 1. Compliance with the City Engineer's Memorandum for this project. 2. Payment of Park Dedication fees in lieu of dedication based upon the verified acreage, consistent with City Park Dedication policy in effect at the time of issuance of permits. 3. Any future expansion shall be subject to Site Plan review procedures and shall take into account specifically the parking capacity of the site. 4. Over -size vehicle parking spaces shall be designated and use thereof shall be rigidly enforced. 5. Detailed sign plans shall be submitted for Commission review and approval prior to the issuance of signed permits. 6. Fire hydrant and fire lane location and design shall be in accordance with recommendations of the Fire Chief and the provision of the City Code and policies. 7. Drainage and curbing plans shall be in accordance with City policy and approved by the City Engineer. 8. Required site performance financial guarantees shall be termed for 24 months. 9. Deciduous trees shall be a minimum 22" diameter; Evergreen trees shall be a minimum 6 feet in height. 10. Trash disposal areas shall be enclosed and covered as per Ordinance requirements. Resolution # 79-488 Page 2 11. Addition of a cluster of trees consisting of Amur maple trees and seedless ash trees midway on the west side of the site, north of an existing such cluster. 12. No building permits shall be issued until final plat for proposed Plymouth Freeway Center Second Addition is filed with Hennepin County. 13. Addition of a 3:1 ratio berm on the southwest corner of the entrance at Harbor Lane. 14. A sprinkler system shall be installed to service all areas to be sodded or landscaped.
