Councilmember Neils introduced the following Resolution and moved
its adoption:
RESOLUTION 79-405
APPROVING SITE PLAN FOR "CREEKSIDE" RPUD 79-1 FOR THE HOUSING GROUP (79018)
WHEREAS, the Housing Group Inc. has requested approval of the final site plan
for "Creekside" within RPUD 79-1 consisting of 64 quadraminium units as phase
I within Garrison's Creekside Park Addition; and
WHEREAS, the Planning Commission has reviewed said request and has recommended
approval;

NOW THEREFORE BE IT HEREBY RESOLVED by the City Council of the City of Plymouth,
Minnesota, that it should and hereby does approve the final site plan for phase
I of "Creekside" RPUD 79-1 consisting of 64 quadraminium townhouse units sub-
ject to the following conditions:
I. No building permits to be issued until the final plat for Garrison's
Creekside Park Addition is filed with the County;
2. Submission of financial guarantee termed for 24 months to assure com-
pletion of approved site improvements;
3. Submission of detailed sign plans before the issuance of sign permits;
4. Compliance with Policy Resolution 79-74 and with City Code regarding
fire lanes and fire hydrants;
5. Installation of concrete curb and gutter around all driving and parking
areas in accordance with Policy Resolutuion 79-73;
6. Compliance with Council Policy Resolution 79-80 regarding minimum
floor elevations for new structures on sites adjacent to or containing
open storm water drainage facilities; construction also to be in
compliance with any adjustments mandated by the findings of the General
FLood Plan Use Permit per Section 6 of the Zoning Ordinance;
7. Provision for additional buffering including plantings and berming
along County Road 9 and that the landscape plan show the berming as
indicated on the grading plan;
8. Building setbacks to be as indicated on approved plan;

9. Landscaping along County Road 9 in the second phase be completed at
the same time the first phase is completed.
The motion for the adoption of the foregoing Resolution was duly seconded
