HomeMy WebLinkAboutCity Council Resolution 1979-404ACITY OF Pilyma IH Pursuant to due call and notice thereof, aec' meeting of the City Council of the City of Plymouth, Minnesota, was athe 23rd day of July , 19 79. the following members were present: Mayor Hunt, Counci mem ers Davenport, Hoyt, Neils and Spaeth Mie following members were sent: None a•a Councilmember Neils introduced the following Resolution and moved its tion: RESOLUTION 79-404A SETTING CONDITIONS TO BE MET PRIOR TO FILING OF FINAL PLAT FOR GARRISON'S CREEKSIDE PARK (RPUD 79-1) FOR IGO/HOUSING GROUP (79018) WHEREAS, the City Council has approved the final plat and development contract for Garrison's Creekside Park as requested by Igo/Housing Group; NOW THEREFORE BE IT HEREBY RESOLVED by the City Council of the City of Plymouth, Minnesota, that it should and hereby does direct the following prior to re- cording of said plat: I. Compliance with the City Engineer's memorandum for this project; 2. Payment of park dedication fees in lieu of dedication based unur. 64 dwelling units and in accordance with City Park Dedication Polio in effect at the time of filing of final plat; 3. Compliance with the requirements of Section 9 of the Zoning Ordinance with respect to homeowners' association agreement to be reviewed and approved by the City Attorney as to form and content including pro- vision for maintenance of common facilities by the City, if necessary, with the cost to be assessed against the homeowner's association; 4. Certification that the development grading, drainage and ponding shall be consistent with the guidelines set forth in the Related Area En- vironmental Assessment Worksheet for Plymouth Hills Addition; rye* 5. Compliance with the provisions of Section 6 of the Zoning Ordinance rel'ative to flood plain development; 6. Submission of plans showing extension of proposed streets to the east; 7. Submission of detailed plans showing grading and design of internal trail linkages with the public trail corridor; 8. Designation and dedication of easements for .proposed'38th Avenue North per design approved by the.City Engineer -north of Oudot B. 9. The road shown as Orchid Lane shall be dead -ended by the installation of a gravel cul-de-sac and hard surfaced if the second addition of the project is not platted by the time the first addition reaches 60 percent occupancy. 10.
