The following members were present: Mayor Hunt, ouncilmem6ers Davenport, Hoyt, Neils and Spaeth The following members were absent: None Councilmember Neils introduced the following Resolution and moved s adoption: RESOLUTION 79-395 APPROVING AMENDED SITE PLAN FOR ST. LOUIS PARK MEDICAL CLINIC AT PROPERTY WEST OF FERNBROOK LANE BETWEEN STATE HIGHWAY 55 AND HARBOR LANE (79040) WHEREAS, St. Louis Park Medical Clinic has requested approval of amended site and building plans from those approved under City Council Resolution 78-409; and WHEREAS, said request is for a two-phase medical clinic with 13,575 sq. ft. in the first phase and 4275 sq. ft. in the second phase; and WHEREAS, said request has been reviewed by the Planning Commission which has recommended approval; NOW THEREFORE BE IT HEREBY RESOLVED by the City Council of the City of Plymouth Minnesota, that it should and hereby does approve the request of St. Louis Park Medical Clinic for revised site and building plans for a two-phase medical clinic with 13,575 sq. ft. in the first phase and 4275 sq. ft. in the second phase on a site west of Fernbrook Lane between State Highway 55 and Harbor Lane subject to the following conditions: 1. Compliance with the provisions of the City Engineer's memorandum; 2. Payment of park dedication fees in lieu of dedication based on the verified acreage of the development and in accordance with City Park Dedication Policies in effect at the time of building permit issuance; 3. Landscape and site improvement performance guarantee to be termed for 24 months; 4. No outside storage shall be permitted; 5. Landscape stock to be of the following dimensions at a minimum: con- iferous trees to be 5 feet in height, balled and burlapped and de- ciduous trees to be 22 inches caliper; 6. Prior to development of phase two, the expansion shall be reviewed and approved by the City with the intent of evaluating the capacity of on-site parking; 7. Prior to issuance of permits, the petitioner shall submit a certified survey of the property verifying approved dimensions and field con- ditions as shown on the submitted site plans; Resolution N 79-395 Page 2 °. It is recognized that a private easement exists for driveway purposes at the east boundary of the site and for purposes of site plan approval that area covered by easement is excluded from site plan consideration of the site. 9. A row of plantings along the west property line consisting of a minimum of 8 trees of 2h inches diameter evenly distributed shall be provided.
