Pursuant to due call and notice thereof, a �r a meeting of the City
Council of the City of Plymouth, Minnesota, was herd on t e 16th day of
April , 19 79. The following members were present:

Councilmember Spaeth introduced the following Resolution and moved
its adoption,
RESOLUTION NO. 79-204
APPROVING SITE PLAN FOR ROGER HOKANSON FOR RACKETBALL
FACILITY AT 28TH PLACE NORTH AND FERNBROOK LANE (A-730)
WHEREAS, Roger Hokanson has requested approval of site plans for a 15,364
racketball facility on the 2.45 acre site on the east side of Fernbrook
Lane at 28th Place North, and
WHEREAS, the City Council under Resolution No. 78-760 approved a conditional
use permit for a racketball/indoor sports facility subject to three condi-
tions, and
WHEREAS, the Planning Commission has reviewed said site plan and has recom-
mended approval.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that is should and hereby does approve the site plan for Roger
Hokanson for a 15,364 square foot racketball facility on the east side of
Fernbrook Lane at 28th Place North subject to the following conditions:
1. Compliance with the City Engineer's memorandum for this project.
2. Year around clear maintenance of the fire lanes, the design of which
shall be according to City standards.
3. Maximum curb cut width onto Fernbrook Lane of 24 feet.
4. Compliance with the special use permit standards of the Ordinance
and with the conditions approved under Resolution No. 78-760.
5. Payment of park dedication fees in lieu of dedication in accordance
with current City policy at the time of development.
6. Term of the Ordinance required site improvement financial guarantee
shall be for 18 months.
7. The use of the facility shall not be substantially modified without
City approval in consideration of compliance with approved parking
and other Ordinance standards.
8. Detailed sign plans shall be submitted to the Commission for approval
prior to the issuance of sign permits.

9. Elimination of the four deck tennis courts at this time subject to
later site plan approval.
10. The landscape plan shall include five additional trees, six foot
high evergreens, and the green strip adjacent to Fernbrook Lane.
11. Fernbrook Lane assessments are pending on this property.
The motion for the adoption of the foregoing Resolution was duly seconded
