Pursuant to due call and notice thereof, a e. ar meeting of the City

Councilmember Spaeth introduced the following Resolution and moved
its adoption:
RESOLUTION NO. 79-203
APPROVING CONCEPT PLAN, CONDITIONAL USE PERMIT, PRELIMINARY PLAT/PLAN,
AND REZONING FOR RPUD 79-1, "CREEKSIDE" FOR THE HOUSING GROUP (79018)
WHEREAS, Mr. Tim Igo for the Housing Group has requested approval of a resi-
dential planned unit development concept plan, conditional use permit, prelim-
inary plat/plan and rezoning for a 140 unit quadraminium development on the
25.3 acre Outlot G, Plymouth Hills Addition, east of Vicksburg Lane and south
of County Road 9, and
WHEREAS, at duly called informational and public hearing the Planning Commis-
sion has considered the request and has recommended its approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the concept plan,
conditional use permit, preliminary plat/plan and rezoning for RPUD 79-1,
"Creekside", a 140 unit quadraminium development on Outlot G, Plymouth Hills
Addition, as requested by Mr. Tim Igo for the Housing Group subject to the
following conditions:
I. The typical building location plate shall be corrected as to minimum
setback from property line and a cross sectional view of the proposed
units from County Road 9 shall be submitted with the final plans.
2. Compliance with the provisions of Section 6 of the Zoning Ordinance
relative to flood plain development.
3. Provision for substantial buffering and screening along County Road 9.
4. Provision for pedestrian linkages with the Plymouth Creek trail
corridor.
5. The development grading, drainage and ponding shall be consistent with
the guidelines set forth in the Related Area Environmental Assessment
Worksheet for Plymouth Hills Addition.
6. Satisfaction of park dedication requirements in accordance with City
policy (per Council Resolution No. 78-661) at the time of final
platting.
7. Final plans shall include graphics showing the extension of traffic
corridors to the east.

8. Compliance with the City Engineer's memorandum for this project.
9. Plymouth Hills Company and the Housing Group shall share the costs
of 37th Avenue construction from this plat to the previously ordered
37th Avenue cul-de-sac.
10. Grading and trail alignment be shown in the final plat.
11. Eliminate the 37th Avenue cul-de-sac and that the 37th Avenue creek
crossing shall be designed to become the boundary between Parcel E
and the park with the park remnant left north of 37th Avenue balanced
with land from Outlots E and G.
The motion for the adoption of the foregoing Resolution was duly seconded
by mber Neils , and upon vote being taken thereon, the
