HomeMy WebLinkAboutCity Council Resolution 1979-150CITY OF PLYMOUTH Pursuant to due call and notice thereof, a regular meeting of the City Council of the City of Plymouth, Minnesota, was held on t e 19th day of March , 19 79 . The following members were present: Mayor Hunt, Councilmembers Hoyt, Seibold and Spaeth The following members were absent: Councilmember Nei Ts Councilmember Spaeth introduced the following Resolution and moved its adoption: RESOLUTION 79-150 APPROVING SITE PLANS FOR TRAMMELL CROW COMPANY FOR WAREHOUSE DISTRIBUTION CENTER AT SOUTHWEST CORNER OF 13TH AVENUE NORTH AND BERKSHIRE LANE (79003) WHEREAS, Trammell Crow Company has requested approval of site plans for a 2 -phase 3 -building warehouse distribution center at the southwest corner of 13th Avenue North and Berkshire Lane; and, WHEREAS, the Planning Commission has reviewed said request and has recommended approval; NOW THEREFORE, BE IT HEREBY RESOLVED -BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA that it should, and hereby does, approve the request for site plan approval of Trammell Crow Company for a 2 -phase 3 -building warehouse distribution center at the southwest corner of 13th Avenue North and Berkshire Lane per plans Staff dated March 19, 1979 subject to the following conditions: 1. Compliance with the City Engineer's memorandum for this project, specifically including item n8 relative to the required concrete curb and gutter throughout. 2. Payment of park dedication fees -in -lieu of dedication in accordance with City policy requirements effective at the time of development, and in accordance with the verified acreage of each development site. 3. Certain ordinance required parking as indicated on approved plans may be deferred from initial installation until such time it is deemed necessary by the City; and at which time the required additional parking will be installed in accordance with the approved proof -of -parking plan. 4. Site plan approval for the second phase may be required if permits for the second phase have not been taken within one year from the date of Council approval of the site plans. 5. Rear yard variance of approximately 20 -feet for Building "A" to allow the west wall to be straightened, in recognition that it is adjacent to the railroad trackage and does not present problems in light of the abutment to the site of Building "B" provided that Building "A" shall conform with the ordinance site coverage requirement maximum of 35 -percent. 6. Detailed sign plans shall be submitted for review and approval prior to the issuance of permits for any signs: no variances are implied. Resolution N 79-150 Page 2 7. Ordinance required site performance financial guarantee shall be submitted prior to issuance of permits and shall be termed for eighteen (18) months. 8. The curb cut on 13th Avenue for Building A be changed to Berkshire Lane lining up with the Prudential site plan on the east. 9. Complete fire protection plans regarding hydrants and fire lanes shall be approved by the City prior to the issuance of building permits; petitioner shall provide appropriate agreements with the neighboring property owner as to accessibility and use of private fire hydrants. 10. Petitioner is to provide a 20 ft. easement from 13th Avenue to provide access to Building C past Building B, assuring the size of the Building B does not exceed the ordinance site coverage requirement by more than .8 percent, after excluding the area of the easement.
