The following members were present: Ma or Hunt Councilmembers Hoyt The following me ers were absent: Coun Councilmember Spaeth introduced the following Resolution and moved its adoption: RESOLUTION #78-826 • APPROVING SITE PLAN FOR BRUCE W. HUBBARD FOR BOBCO Inc. AT 9806 - 10TH AVE. NO. (A-821) WHEREAS, Bruce W. Hubbard has requested approval of a site plan for Bobco Inc. for an office/warehouse at 9806 - 10th Ave. No.; and WHEREAS, the Planning Commission has reviewed said request and recommended approval; NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does, approve the request of Bruce W. Hubbard for site plan approval of an office/warehouse building consisting of 8,700 sq. ft., for Bobco Inc. to be located at 9806 - 10th Ave. No., subject to the following conditions: 1. Compliance with the city engineer's memorandum for this project. • 2. Performance guarantee for landscaping and private improvements termed for 18 months. 3. Outside storage of inventory, waste and waste containers shall be prohibited. 4. Payment of park dedication fees -in -lieu of $850. 5. Removal from the site of all diseased elm trees at owners' expense. 6. All site areas not otherwise improved shall be sodded. 7. Approval include side yard setback variances in recognition of the narrowness of the site; provided that the west green strip shall be 13' wide adjacent to the building, and the driveway shall be 14' wide. 8. A variance of 30' for the sign be approved due to narrowness of site, parking layout and visibility. The motion for the adoption of the foregoing Resolution wads duly seconded by and upon vote being taken thereon, the following vote n favor thereo The following vote against orabstained; Whereupon the Resolution was declared duly passed and adopted, •
