Pursuant to due call and notice thereof, a -regular meeting of the City
Council of the City of Plymouth, Minnesota, was held on the 20th day of
November , 19 78. The following members were present: Mayor-14unt,

its adoption:
RESOLUTION NO. 78-757
APPROVING CONDITIONAL USE PERMIT/REZONING/PRELIMINARY PLAT - PLAN FOR RPUD 78-3 FOR
LARRY LAUKKA ASSOCIATES (A-745)
WHEREAS, Larry Laukka Associates has requested approval of conditional use permit/
rezoning/preliminary plat - plan at northeast quadrant of Larch Lane and County Road 9!
and
WHEREAS, the Plymouth City Council approved the concept plan under Res. 78-550 for
RPUD 78-3; and
WHEREAS, the Planning Commission has reviewed said request and recommends its approval:
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request of Larry Laukka Assoc-
iates for conditional use permit/rezoning/prelimirary plat - plan at northeast quad-
rant of Larch Lane & County Road 9, subject to the followinq conditions:
1.• Compliance with the City Engineer's memorandum for this project,
2. Payment of park dedication fees -in -lieu in an amount determined according to
City Council park dedication policy.
3. Compliance with the provisions of Section 9 of the Zoning Ordinance with respect
to RPUD operating and maintenance requirements for common facilities, and with
respect to the provision of covenants and restrictions, as approved by the City
Attorney.
4. Naming and renaming of indicated streets in accordance with the adopted street -
naming scheme.
5. Dedication of rights-of-way and utility and drainage easements as approved by
the City Engineer, including assessments to be in initial development contract,
6. The following single-family dwelling lots shall have access restricted to the
adjacent streets and cul-de-sacs other than 44th Avenue North; Block 2
Lots 4, 8, 18; Block 4 Lots 1, 13• Block 5 Lot 6; Block 6 Lot 11: Block 7 Lot l;
Block 8 Lot 5; and Block 9 Lot 3.
7. Building permits for the single-fanily detached homes shall include a garage site
layout within ordinance setback standards whether it is to be constructed init-
ially or later.
8. All open space indicated as outlots north of proposed County Road 9 shall be
incorporated into the adjacent blocks and lots with provision by easement for
needed drainage and utilities; further, the open space south of proposed County
Road 9 west of proposed Larch Lane indicated as Outlot C shall be incorporated

into Block 16 pending future development but shall not be considered for
density purposes.
9. Sing] --family detached and quadraminium front yard shall be 35' setback;
the r•inimum sideyard setback shall be 10' according to the graphics dated
November 1, 1978; and the distance between quadraminium garages, where
garages face one another, shall be 66'.
10. A copy of the approved plat and the approved RPUD shall be attached to all
purchase agreements for sales of lots and units within the project.
The motion for the adoption of the foregoing Resolution was duly seconded
by- Neils , and upon vote being taken thereon, the
