Pursuant to due call and notice thereof, aregular meeting of
the City Council of the City of Plymouth, Minnesota was held on the
20th day of _ November , 19_ZB_. The following members were
present: Mayor Hunt, Councilmembers Hoyt. Neils, Seibold and Spaath
The following members were absent: None
Councilmember Spaeth introduced the following Resolution and moved its
adoption:
RESOLUTION 78- 754
APPROVING SITE PLAN AND CONDITIONAL USE PERMIT FOR APOLLO PIPING SUPPLY, INC. AT
EAST SIDE RANCHVIEW LANE, SOUTH OF 28TH AVE. NORTH (A-855)
WHEREAS, Apollo Piping Supply, Inc. has requested approval of a site plan and condi-
tional use perr�it for property east of Ranchvew Lane, south of 28th Avenue No.; and
WHEREAS, the Planning Commission has reviewed said request and recommended approval;
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request of Apollo Piping
Supply, Inc. for site plan and conditional use permit for property east of Ranchview
Lane, south of 28th Avenue No., subject to the following conditions:
1. Compliance with the provisions of the City Engineer's memorandum for this project.
2. Payment of park dedication fees -in -lieu in the amount of $4,607 (5.42 acres X
$850 per acre).
3. No building permits shall be issued until written confirmation is received from
the City Attorney that the property has been created through approved and filed
division.
4. Appropriate adjustments will be made with respect to the front parking area to
assure proper stall and aisle width without encroachment into the minimum
required front yard.
5. The parking spaces within the fence area in the southwest corner of the site
shall be delineated through the use of cast -in-place curbing if required to meet
the overall drainage plan.
6. The proposed screen fence along the west side of the maneuvering area shall be
7' in height and shall be of a vertical board design, with 6" x 6" supports
spaced 8' apart. Said fence shall be maintained by the owner.
7. Location and number of fire hydrants shall be per recommendation of the fire chief.
8. The height of the materials permitted for outside storage shall not exceed the
height of the approved fencing and screening; and the outside storage area shall
be pared.
9. Landscape plan shall be enhanced by increasing the height of spruce trFes west of
the fence to 6' instead of 4'; and there shall be 2 additional spruce trees south
of the drive,. and 4 additional spruce trees north of the drive.
10., Variance for the sign location shall be allowed to permit a 25' setback.
The motion for the adoption of the foregoing Resolution was duly seconded by
Councilmplpher NP;Is and upon vote being taken thereon, the following voted

Whereupon the Resolution was declared duly passed and adopted.
