HomeMy WebLinkAboutCity Council Resolution 2020-314 C ITY OF P LYMOUTH R ESOLUTION N O. 2020-314 R ESOLUTION A PPROVING C ONDITIONAL U SE P ERMIT FOR G LEN L INCOLN LLP FOR THE TH O PERATION OF A T IRE S ERVICE B USINESS FOR P ROPERTY LOCATED AT 15600 34 A VENUE N ORTH (2020075) WHEREAS, Glen Lincoln Partners LLP, has requested approval of a conditional use permit to allow the operation of a tire service business for the property legally described as follows: Lot 2, Block 4, Plymouth Hills, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and does approve the request by Glen Lincoln Partners LLP for a conditional th use permit to allow the operation of a tire service business for property located at 15600 34 Avenue North, subject to the following conditions: 1. A conditional use permit is approved to allow the operation of a tire service business, including the sale, repair and installation of tires, in accordance with the application and plans received by the city on September 23, 2020, except as may be amended by this resolution. 2. Pursuant to section 21475.09, subd. 3, of the zoning ordinance, the business is subject to the following requirements: a) there shall be no outdoor service operation of lubrication equipment, hydraulic lifts or service pits, tire changing, drive systems repair or tuning, or similar operations; b) no outside storage of parts, equipment, or inoperable vehicles shall be allowed; and c) sale of products other than those specifically mentioned in section 21475.03, subd. 2, shall be limited to those allowed in the CC-R&E and shall be subject to approval as part of the conditional use permit. 3. The conditional use permit is approved with the finding that all applicable conditional use permit standards are met. 4. Prior to commencement of the project, the applicant shall obtain any necessary permits from the building division for tenant improvements within the building. 5. The conditional use permits are subject to all applicable building and fire codes, and to all city regulations and ordinances. Any violation thereof shall be grounds for revocation. 6. Standard conditions: Res. 2020-314 File 2020075 Page 2 a. Any subsequent phases or expansions are subject to required reviews and approvals per ordinance provisions. b. The conditional use permit shall expire one year after the date of approval, unless the property owner or applicant has started the project, or unless the applicant, with the consent of the property owner, has received prior approval from the city to extend the expiration date for up to one additional year, as regulated under section 21015.07 of the zoning ordinance.
