The following members were present: yor 5 is and Saihnlri The follow nears were asent�c Mayor Hunt an Counci member Hovt Councilmember Seibold introduced the following Resolution and move its adoption: RESOLUTION #,78-408 APPROVING SITE PLAN FOR STRATOFLEX, INCORPORATED AT SE CORNER OF RANCHVIEW LANE AND 28TH AVENUE NORTH (A-832) WHEREAS, Stratoflex, Incorporated has requested site plan approval of a 36,700 sq. ft., owner -occupant structure for manufacturing use, proposed to be located at the southeast corner of Ranchview Lane and 28th Avenue North;, and, WHEREAS, the Planning Commission has reviewed said request and recommended approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should, and hereby does, approve the request of Stratoflex, Incor- porated for site plan approval of a 36,700 sq. ft. owner -occupant structure for manufacturing use, proposed to be located at the southeast corner of Ranchview Lane and 28th Avenue North, subject to the following conditions: 1. Compliance w-th th,� provisions of the City Engineer's memorandum. 2. Outdoor storage of waste and waste materials shall be prohibited. 3. Park Dedication fees -in -lieu shall be $4,250. 4. Provision of bond guaranteeing landscaping and private improvements, termed for a period of 18 months. 5. Site plan be modified to provide a full 20 ft. setback for the parking area to the south and 100 Off-street parking spaces be shown on the site plan, with only 95 spaces required to be built aL this time, based on an owner -occupant structure. 6. Four -foot berm be added to the 28th Avenue North and Ranchview Lane frontages within the setback area with effective screening in terms of landscapin4 to be added. 7. Landscape plan be enhanced by addition of 10 Colorado Blue Spruce, 5 ft. in height, balled and burlapped at a minimum size. The motion for the adoption of the foregoing Resolution was duly seconded by �ouncilmember Npilg 'and upon vote being taken thereon, the following vote n favor thereof'. Acting Mayor Spaeth.
