Pursuant to due call ami notice thereof, a regular meeting of
the City Council of the City of Plymouth, Minnesota was held on tFie
19th day of June , 1978 . The following members were
10 present: Mayor Hunt Councilmembers Hot Neils and Spaeth
The following members were absent: Councilmember Seibold
Councilmember S eath introduced the following Resolution and
moved its adoption:
RESOLUTION #78- 364
APPROVING RPUD 78-2 PRELIMINARY PLAT/PLAN FOR B -T LAND COMPANY FOR CEDAR RIDGE (A-813)
WHEREAS, B -T Land Company has requested preliminary plat/plan approval for R11JD 78-2,
Cedar Ridge, located at the southwest corner of Fernbrook Lane and County Road 9,
consisting of 97 single family dwelling lots and 13 two -unit townhouse lots, for
a total of 123 units; and,
WHEREAS, the Planning Commission has reviewed said request and recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby does, approve the request of B -T Land Company
for preliminary plat/plan approval for RPUD 78-2, Cedar Ridge, located at the south-
west corner of Fernbrook Lane and County Road 9, consisting of 97 single family
dwelling lots and 13 two -unit townhouse lots, for a total of 123 units, subject to
the following conditions:
1. Compliance with the provisions of the City Engineer's memorandum.
2. Park Dedication shall consist of dedication of the outlot between Blocks 4 and
5 (improved per #3 below) and payment of Park Dedication fees -in -lieu equal
to the Assessor's Market Value of 4.45 acres of the site at the time of final
plat approval, not to exceed $275 per unit.
3. The walkway at the south portion of the property be landscaped with evergreen
trees 2 ft. in height on 15 ft. centers along the boundary lines of the walkway
on both sides of the easement for purposes of screening the adjacent lots from
the trail users.
4. Completion of the Environmental Assessment Worksheet process, if required.
5. A berm be constructed along County Road 9 frontage of the project.
6. Covenants shall be established for the two -unit townhouse parcels to insure
the appearance of a single-family dwelling in terms pf colpr and architectural
design of the units.
The motion for the adoption of the foregoing Resolution was duly seconded by
Councilmember Neils , and upon vote being taken thereon, the
following vote n favor thereof, Mayor Hunt Councilmgmbers Hoyt. Neils.

Whereupon the Resolution was declared duly passed and adopted.
