Mayor Hunt introduced the following Resolution and
moved its adoption:
RESOLUTION #78- 363
APPROVING RPUD 78-6 CONCEPT PLAN AND PRELIMINARY PLAT/PLAN FOR BLOSSOMWOOD HILLS
FOR KAROS-KLEIST (A-824)
WHEREAS, Karos-Kleist has requested Concept Plan and Preliminary Plat/Plan approval
for RPUD 78-6, Blossomwood Hills, located west of West Medicine Lake Drive between
34th and 37th Avenues North, proposed for 85 single family detached dwelling lots;
and,
WHEREAS, the Planning Commission has reviewed said request and recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby does, approve the request of Karos-Kleist for
Concept Plan and Preliminary Plat/Plan approval of RPUD 78-6, Blossamwood Hills,
located west of West Medicine Lake Drive between 34th and 37th Avenues North, pro-
posed for 85 single family detached dwelling lots, subject to the following conditions:
1. Compliance with the provisions of the City Engineer's memorandum, particularly
with respect to availability and timing of public utilities. No final plat
shall be processed until the extension of public utilities to all or a portion
of this site has been ordered by the City Council.
2. Written concurrence by Hennepin County as to right-of-way width c,.Id geometries
for County Roads 61 and 154.
3. Completion of the mandatory Environmental Assessment Worksheet prior to any
final plat approval action.
4. All private driveway access to County Road 154 shall be prohibited.
5. Park Dedication shall be by fees -in -lieu consistent with current City policy
with no credit for either Outlot A or the area labelled "park."
6. Public utility service for the project and circulation shall include consideration
for capacity and access to Plat 43722, Parcels 4600 and 4800 adjacent to the west.
7. Consideration shall be given to circulation and utility services to the adjacent
parcels to the north, west and south prior to final plat approval.
The motion for the adoption of the foregoing Resolution was duly seconded by
and upon vote being taken thereon, the
