A RESOLUTION APPROVING A LAND USE GUIDE PLAN AMENDMENT FOR THE CITY OF
PLYMOUTH FOR PROPERTY LOCATED AT 12005, 12055, AND 12105 41 ST AVENUE TO
ACHIEVE CONSISTENCY BETWEEN THE LAND USE GUIDE PLAN AND THE ZONING ORDINANCE

WHEREAS, the City of Plymouth has initiated a reclassification of the land use guiding from
LA -1 (Living Area 1) to LA -4 (Living Area 4) for the parcels located at 12005, 12055, 12105
41" Avenue to achieve consistency between the land use guide plan and the zoning ordinance
map; and
WHEREAS, the affected parcels are legally described as Lots 1-3, Block 1, Parkside at Medicine
Lake Addition; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE MAYOR AND CITY COUNCIL
OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the
reclassification of the land use guiding for the parcels located at 12005, 12055, 12105 41st
Avenue from LA -1 to LA -4, based on the following findings:
1. The reclassification would create consistency between the land use guide plan and the zoning
map, as required by State law.
2. The reclassification would be consistent with existing land use of the affected site.
3. The reclassification would not result in any changes to the site, nor would it negatively
impact any of the Comprehensive Plan elements.
FURTHER, approval of the Land Use Guide Plan Amendment is contingent upon, and subject
to, the required review and response by the Metropolitan Council.
