Minnesota was a on t e 6th day of March , 192$. The following members were present: Mayor Hunt, Councilmembers Hoyt, Neils, Seibold and Spaeth The following members were absent: None Councilmember Seibold introduced the following Resolution and moved its adoption: RESOLUTION #78-109 APPROVING SITE PLAN FOR PAUL ZELTIN EAST OF FEP.NBROOK LANE BETWEEN 25TH AND 27TH AVENUES NORTH (A-770) WHEREAS, Paul Zeltin has requested site plan approval of a 28,800 sq. ft. structure proposed for office/warehouse use, located on the east side of Fernbrook Lane between 25th and 27th Avenues North; and, WHEREAS, the Planning Commission ;ias reviewed said request and recommended approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should, and hereby does, approve the request of Paul Zeltin for site plan approval of a 28,800 sq. ft. structure proposed for office/warehouse use, located on the east side of Fernbrook Lane between 25th and 27th Avenues North, subject to the following conditions: 1. Compliance with provisions of the City Engineer's memorandum. 2. ^utside storage of waste, waste containers, materials and products shall be pro- nibited. 3. Payment of Park Dedication fees -in -lieu of $1,015 (2.03 acres X $500/acre). 4. Site plan improvements security per Zoning Ordinance regulations for a period of not more than 12 months. 5. Adjustment of site plan to reflect the platted 40 ft. right-of-way on Fernbrook Lane and 393 ft. east -west lot dimension. All front and .rear setbacks shall be maintained per the Zoning Ordinance. 6. Relocation of the identification sign to provide a 20 ft. street setback. 7. Adjustment of the site plan and the site to the north to effect a joint curb cut to :`ernbrook Lane and a common asphalt driveway at the property lines, thereby eliminating any variances to the south. 8. Landscape plan be amended to add ten additional 2�" calipher, 6 ft. scotch pines to be placed on the south border of the property, clustered toward the southwest. FURTHER, that a variance be approved from Council Resolution .#75-206 to allow 83 parking spaces where 87 would otherwise be required. The motion for the adoption of the foregoing Resolution was duly seconded by Councilmember Neils 'and upon vote being taken thereon, the following vo e n favor thereof; Mayor Hunt, Councilmembers Hoyt, Neils. Seibold and Spaeth , Thbe following vo against orabstained; None Whereupon the Resolution was declared duly passed and adopted,
