Pursuant to due call and notice thereof, a s ectal meeting of
the City Council of the City of Plymouth, Minnesota was held on the
27th day of February , 1978 . The following members were
present: Ma or Hunt ounce mem ers Hot Neils Seibold Spaeth
The following members were absent: None
Councilmember Spaeth introduced the following Resolution and
move is adoption:

APPROVING SITE PLAN FOR ALLEN HATFIELD AT 10TH AVENUE NORTH AND LANCASTER LANE (VACATED)

W�!7REAS, Allen Hatfield has requested site plan approval of an office/warehouse
structure of 17,160 sq. ft. proposed to be located at the southwest corner of 10th
Avenue North and Lancaster Lane (vacated); and,
WHEREAS, the Planning Commission has reviewed said request and recaemended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby docs, approve the request of Allen Hatfield for
site plan approval of an office/warehouse structure of 17,160 sq. ft. proposed to be
located at the southwest corner of 10th Avenue North and Lancaster Lane (vacated)
subject to the following conditions:
1. Compliance with the provisions of the City Engineer's memorandum.
2. Provision of site improvements security for completion within 12 months.
3. Park Dedication fees -in -lieu payment to the City of $727 (1.45 acres A $500/acre).
4. Outdoor storage shall be limited to the rear of the structure and shall have a
height limitation of 8 ft.
5. Project sign shall be set back 5 ft. on the site and height shall not exceed 6 ft.
6. Arborvitae plantings be deleted and substituted with pine trees on 20 ft. centers.
5 ft. tall, 211" calipher.
7. Consolit!ation of the east half of the vacated Lancaster Lane with the subject
tax parcel.
The motion for the adoption of the foregoing Resolution was duly seconded by
