APPROVING SITE PLAN FOR VOLP CONSTRUCTION (DAILEY PRINTING, INC.) AT SOUTHEAST
CORNER OF FERNBROOK LANE AND 23RD AVENUE NORTH

WHEREAS, Volp Construction, on behalf of Dailey Printing, Inc., has requested site
plan approval of a 20,800 sq. ft. structure to be located at the southeast corner
of 23rd Avenue North and Fernbrook Lane; and,
WHEREAS, the Planning Commission has reviewed said request and recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby does, approve the request of Volp Construction,
on behalf of Dailey Printing, Inc., for site plan approval of a 20,800 sq. ft. structure
to be located at the southeast corner of 23rd Avenue North and Fernbrook Lane subject
to the following conditions:
1. Compliance with the provisions of the City Engineer's memorandum.
2. Building permit shall be withheld until approval and execution of the final
plat and development contract for the Volp Development Addition.
3. Payment of Park Dedication fees -in -lieu of $1,292 (2.58 acres X $500/acre).
4. Outside storage of waste, waste containers, equipment and materials shall be
prohibited.
5. Site improvements security per Zoning Ordinance requirements for completion within
12 months.
6. Pin Oaks indicated on the landscape plan be eliminated and substituted with Green
Ash or a comparable species of tree.
7. Volp Construction petition for the construction of 23rd Avenue North between
Fernbrook and Cheshire Lanes as a Public Improvements Project.

Cour,cilmember Hoyt and upon vote being taken thereon, the
