Pursuant to due call and notice thereof, a special meeting of the City
Council of the City of Plymouth, Minnesota, was held on the 27th day of
February , 1978 - The following members were present:

Councilmember Seibold introduced the following Resolution and moved
its adoption:
RESOLUTION #78- 85
APPROVING PRELIMINARY PLAT/PLAN OF "CIMARRON EAST," RPUD 77-5 FOR CENTURION COMPANY (A-295) "J
WHEREAS, Centurion Company has requested preliminary plat/plan approval for RPUD 77-5
Cimarron East, located at the southwest corner of Fernbrook Lane and 21st Avenue North,
consisting of 188 single family attached, 17 single family detached and three industrial
lots; and,
WHEREAS, the Planning Commission has reviewed said request and recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby does, approve the request of Centurion Company
for preliminary plat/plan approval. of RPUD 77-5, Cimarron East, located at the southwest
corner of Fernbrook Lane and 21st Avenue North, consisting of 188 single family attached,
17 single family detached and three industrial lots subject to the following conditions:
1. The initial final plat submission shall include a concurrent consolidation of
Outlot A with Plat 43728, Parcel 3530.
2. Setbacks on all single family dwelling lot:. .±all be 50 ft. for front setback and
15 ft. for side setback.
3. Section B berms shown by cross sections between i?th Avenue North and proposed
single family units on 18th Avenue North be a minimum of four ft. in height plus
plantings.
4. All "attached" structures fronting 19th Avenue North shall maintain a 35 ft.
front setback.
5. Park Dedication shall consist of :
a. Payment of fees -in -lieu on the I•-1 sites with building permits.
b. Dedication of Plat 43728, Parcel 3535.
C. Payment of fees -in -lieu of $30,750.
6. Compliance with the provisions of the City Engineer's memorandum regarding this
project.
7. The southwest property driveway be allowed in lieu of a berm, said drive to be
located within the south 25 ft. of the 75 ft. setback. -of the patio home units.
Said driveway shall run from Niagara Lane to Lot 8 of Rath's First Addition.
Access to the existing drive shall be discouraged by construction of a small
berm or installation of posts by petitioner.

8. Lots 86-88, the industrial lots, be limited to a structure height maximum of
24 ft.
9. The cul-de-sac located at the southwest corner of the project on the preliminary
plat drawings be deleted.
10. Delete the unit on the south sjde of 19th Avenue closest to the intersection
of Ithaca and 19th Avenue.
The motion for the adoption of the foregoing Resolution was duly seconded
by Councilmember Seibold , and upon vote being taken thereon, the
following wt in favor thereof: Mayor Hunt
