Pursuant to due call and notice thereof, a reoular meeting of
the City Council of the City of Plymouth, Minnesota was hem on the
19th day of Qecember , 1977 . The following members were
present: Mayor Hildgm- Cn"pcil,,en Hunand Seibold
The following members were absent.

Councilman -Hunt introduced the following Resolution and
moved its adoption: RESOLUTION #77-731
APPROVING SITE PLAN AMENDMENT FOR R. V. JOHNSON/YNGVE AT SW CORNER OF NATHAN LANE AND
10TH AVENUE NORTH (A-682)
WHEREAS, R. V. Johnson/Yngve have requested a'site plan amendment eor their building
located at the southwest corner of Nathan Lane and 10th Avenue North proposed for
multi -tenant office/warehouse use of 210,000 sq. ft.; and,
WHEREAS, the Planning Commission has reviewed said request and recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby does, approve the request of R. V. Johnson/Yngve
for a site plan amendment for their building located at the southwest corner of Nathan
Lane and 10th Avenue North proposed for multi -tenant office/warehouse use of 210,000
sq. ft. subject to the following conditions:
1. No outdoor storage of waste, waste containers, materials or garbage.
2. Posting of 150%, 18 -month landscape and drainage bond prior to issuance of building
permits.
3. Petitioner to pay a Park Dedication Fee of $9,880 payable to the City prior to
building permit issuance.
4. Engineering recommendations of the City Engineer be incorporated.
5. An area reserved for 367 additional parking spaces on the site to be paved at
the time of need.
6. Additional right-of-way along Nathan Lane and 10th Avenue North, i.e. 32.5 ft.
and 40 ft. respective, be dedicated to the City. Developer to petition the City
for public improvements along Nathan Lane and 10th Avenue.
7. No sign variances be permitted.
8. Provision shall be made for access onto 10th Avenue from the plat if 10th
Avenue is constructed.
FURTHER, that variances be approved for parking setback along 10th Avenue North from
50 ft. to 15 ft. and from 600 to 233 parking spaces based on demonstrated availability
of site area for required spaces, if needed.
AND, FURTHER, this resolution shall supersede all provisions and conditions of Council
Resolution #76-582.
The motion for the adoption of the foregoing Resolution was duly seconded by
Councilman Seibold , and upon vote being taken thereon, the
following vote in favor thereof; Mayor Hilde_ Councilmen Hunt. Neils
