Pursuant to due call and notice thereof, a regular meeting of
the City Council of the City of Plymouth,mMI esota was a on the

Councilman Seibold introduced the following Resolution and moved
illadoption:
RESOLUTION NO. 77-453
APPROVING PRELIMINARY PLAT FOR "PLYMOUTH CREEKVIEW 2ND ADDITION" FOR CARLSON PROPERTIES

WHEREAS, Carlson Properties has requested preliminary plat approval of "Plymouth
Creekview 2nd Addition" a plat consisting of duplex lots located on the south side
of 26th Avenue North between Plymouth Creek and Vision of Glory Church; and
WHEREAS. the Planning Commission has reviewed said request and made recommendations;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA that it should, and hereby does, approve the request of Carlson Properties
for preliminary plat approval of "Plymouth Creekview 2nd Addition," a plat consisting
of duplex lots located on the south side of 26th Avenue North between Plymouth Creek
and Vision of Glory Church subject to the following conditions:
1. Compliance with the provisions of the City Engineer's memorandum regarding
this project,
2: Prohibition of private drive access to 26th Avenue North.
3. Final plat and development contract provisions to provide for Park Dedication
payment of fees -in -lieu.
4. DNR approval of floodway/flood plain modifications required on Plymouth Creek
to accommodate development of Lot 1.
5. The final plat shall reflect right-of-way dedication of curved geometrics
required to accommodate a relocated 26th Avenue North per the Thoroughfare
Guide Plan and be of equal right-of-way width as 26th Avenue North.
6. Lot 1 be eliminated to make a total of 3 lots for the plat.
7. Final plat shall provide limited access from the 3 lots onto the service drive,
with the first driveway being a minimum of 150 feet south of future 26th Avenue
North.
The motion for the adoption of the foregoing Resolution was duly seconded
by Councilman Spaeth , and upon vote being taken thereon, the
fol owing voted in favor ereof: Councilmen Hunt, Neils, Seibold and
Spaeth.
