Pursuant to due call and notice thereof, aspecial meeting of
the City Council of the City of Plymouth, Minnesota was aon the

Councilman Spaeth introduced the following Resolution and moved
its adoption:
RESOLUTION #77-449
APPROVING SITE PLAN FOR J & S TEXTILES AT NE CORNER OF NIAGARA LANE AND 28TH AVENUE N.

WHEREAS, J & S Textiles has requested a site plan approval of a 32,640 sq. ft. structure
to be located at the northeast corner of Niagara Lane and 28th Avenue North; and,
WHEREAS, the Planning Commission has reviewed said request and recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby does, approve the request of J & S Textiles
for site plan approval of a 32,640 sq. ft. structure to be located at the northeast
corner of Niagara Lane and 28th Avenue North subject to the following conditions:
Completion of the lot division action per Council Resolutions #77-262 and #77-263.
2. Compliance with the provisions of the City Engineer's memorandum regarding this
project.
3. Seeding or sodding of all site area not paved or built upon.
4. Payment of Park Dedication fees -in -lieu of $1,250.00.
5. 15 additional trees, 212" calipher, balled and burlapped, be added to the landscape
plan for the site.
6. Berming to the north and west of the site be eliminated and berming be incorporated
on the south and southwest portions of the site.
7. Variances be allowed to permit 45 parking spaces based on owner -occupant of the
site and availability of additional site for any future expansion and for'rear
yard setback for deck structure be allowed.
The motion for the adoption of the foregoing Resolution was duly seconded
by uncilman Neils and upon vote beiW taken thereon the
fol owing vote M avor t ereof: Councilmen Hunt, Veils and Spaeth
The owing vot against or a stain :- %ibold not present or vote.
Whereupon the Resolution was declared duly pass and adopted.
