Pursuant to due call and notice thereof, aregular meeting of

the City Council of the City of Plymouth, esota was held on the
15th day of August , 19 77. The following members were
Present: Mayor Ai loe, Counci Imen HunT—,Neils, Seibold and Spaeth

Councilman Hunt introduced the following Resolution and moved
its tion:
RESOLUTION #77-397
APPROVING SITE PLAN FOR METRO APPLIANCE SERVICE, INC. AT THE SW CORNER OF HIGHWAY 55
AND COUNTY ROAD 15 (A-733)
WHEREAS, Metro Appliance Service, Inc. has requested site plan approval of a 30,000
sq. ft. structure to be located at the southwest corner of Highway 55 and County
Road 15; and,
WHEREAS, the Planning Commission has reviewed said request and made recommendations;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby does, approve the request of Metro Appliance
Service, Inc. for site plan approval of a 30,000 sq. ft. structure to be located
at the southwest corner of Highway 55 and County Road 15 subject to the following
conditions:
1. Installation of two fire hydrants on the site as per Fire Chief recommendations.
Better access to the southwest side of the building will also be required.
2. Plantings along the west similar to those indicated on the south property line
to provide some visual screening for the existing residences.
3. Prohibition of outside storage of waste, waste containers or service vehicles.
4. Compliance with City Engineer's memorandum regarding this project.
5. Site plan performance security per Zoning Ordinance requirements for 18 months.
6. Payment of a Park Dedication Fee of $625 ($500 X 1.25 acres) prior to building
permit issuance.
7. A variance be granted to allow for 62 parking spaces with the elimination of
four spaces at the northwest corner of the site to allow for a loading space
for service trucks.
8. North curb cut be moved 25 ft. eastward to be in line with the loading space on
the site.
9. The service area and trash storage building on the west of the structure be
eliminated with the space between the proposed building and the property line
to,be developed as green space and to accommodate the grade differential for the
property to the west.

10. The variance for the number of parking spaces be tied to the
occupant and not the site and the principal use of tr* lower
level of the structure be for warehousing and storage, and
should the occupancy of the lower story be changed, additional
parking may be required.
The motion for the adoption of the foregoing Resolution was duly seconded
by Councilman Spaeth, and upon vote beim taken tber�em the
