The granting of the petitioned variances will be detrimental to the public wel- fare and injurious to other land or improvements in the neighborhood in which the parcels of land are located. The public welfare will be impaired by t1he close proximity and resulting loss of normal street intersection site distance that would result from structures being located as proposed coupled with the paved surface of Third Avenue North being located between 2.7 ft. and 7.3 ft. from the north right-of-way line. Injury to other land and improvements will result from a constriction to storm water drainage in the neighborhood that would result from the structures that are the basis for the variances. 2. The granting of the petitioned variances will result in danger to the public safety, particularly traffic safety at Third Avenue North and Quantico Lane and Third Avenue North -nd Orchid Lane, and substantially diminish and impair property values within the neighborhood.
