Pursuant to due call and notice thereof, a �s ec.I meeting of the City

APPROVING SITE PLAN AND CONDITIONAL USE PERMIT FOR HERTZ CORPORATION (A-730).

WHEREAS, Hertz Corporation has requested a conditional use permit and site plan
approval for a 9,000 sq. ft. structure on a 144,300 sq. ft. lot located at the south-
east corner of Highway 55 and Fernbrook Lane per plans dated June 16, 1977;
AND, WHEREAS, the Planning Commission has reviewed said request and recommends its
approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby does, approve the requests of Hertz Corporation
for a conditional use permit and site plan approval for a 9,000 sq. ft. structure
on a 144,300 sq. ft. lot located at the southeast corner of Highway 55 and Fernbrook
Lane per plans dated June 16, 1977 subject to the following conditions:
1. The conditional use permit shall be to allow truck storage (maximum storage of
vehicles to be limited to those parking spaces designated on the site plan) and
sesrivicing and leasing primarily for industrial and commercial users on a long-term
2. $ee�cit:ion by easement of 7 ft. additional right-of-way along the Fernbrook
Lane frontage. Front setback shall remain at 50 ft.
3. Compliance with the provisions of the City Engineer's memorandum regarding this
project.
4. Site plan performance security per Zoning Ordinance requirements for 18 mopths
to be provided to the City prior to building permit issuance.
5. Payment of Park Dedication Fee of $1,655 prior to building permit issuance.
6. Reduction in curb cut widths to 40 ft.
7. Incorporation of berm and landscape treatment as shown for Fernbrook Lane
frontage along the entire service road frontage. The service drive parking
setback at the west side of the curb cut shall be 25 ft. wide tapering to
15 ft, at a point 60 ft. west thereof.
8. Sign location be permitted at the northeast corner of the site.

9. Landscape plantings to the northeast, i.e, arbovitae, be substituted
with Blue Spruce trees as on the remainder of the site, to be placed within
the setback on the frontage road and the easterly property line. Number
of trees shall be appriximately double the number of arbovitae proposed
(placed on 15 ft. centers).
10. Lot consolidation of Lots 1 and 10, Industrial Park I-494 to create lot
involved in site plan.
11. Some date in the future Fernbrook Lane may be improved to include a median -
str•ipp and will be required to rearrange site access to conform to the
resulting traffic pattern.
