Councilman Spaeth introduced the following Resolution and moved

RESOLUTION N77-290
APPROVING PRELIMINARY PLAT AND GENERAL DEVELOPMENT PLAN OF "MINNEAPOLIS INDUSTRIAL
PARK 3RD ADDITION" FOR CARLSON PROPERTIES (A-199)
WHEREAS, Carlson Properties has requested approval of a preliminary plat and general
development plan for "Minneapolis Industrial Park 3rd Addition" consisting of 8
industrial lots on 23.7 acres located between Highway 55 and Plymouth Creek, west
of Oakview Lane;
AND, WHEREAS, the Planning Commission has reviewed said request and made recommendations;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the requests of Carlson Properties
for preliminary plat and general development plan approval of "Minneapolis Industrial
Park 3rd Addition" consisting of 8 industrial lots on 23.7 acres located between
Highway 55 and Plymouth Creek, west of Oakview Lane subject to the following conditions:
1. The General Development Plan shall include the preliminary plat and a screening
plan for the easterly 75 ft. of said plat.
2. The screening plan referred to in N1 above shall be specifically approved by
the City Council upon the recommendation of the Planning Commission prior to
publication of the I-1 zoning ordinance or execution of the final plat and
development contract by the City.
3. Approval by the Department of Natural Resources, the Federal Insurance Admini-
stration and the Bassett Creek Watershed Commission of alterations to the Plymouth
Creek Flood plain and floodway.
4. Completion of the Environmental Assessment process (mandatory EAW project).
5. Incorporation of the State Department of Transportation recommendation for
all proposed Highway 55 entrance points.
6. Compliance with the provisions of the City Engineer's memorandum regarding
this project.

7. incorporation of provisions for protective covenants as is mutually acceptable
to Carlson (ompanies and the adjoining property owners including lot coverage
as is currently extablished in the Minneapolis Industrial Park south of Highway
55.
8. Final Plat to provide for right-of-way easements on westerly property boundary
to 26th Avenue or an acceptable alternate access to Highway 61.
