Councilman Spaeth introduced the following Resolution and moved
its adoption:
RESOLUTION #77-273A
APPROVING SITE PLAN FOR DALCO ROOFING AND SHEET METAL COMPANY AT.SW CORNER OF
32nd AVENUE NORTH AND RANrHVIEW LANE (A-732)
WHEREAS, Dalco Roofing and Sheet Metal has requested site plan approval of a.15,000
sq. ft. office/warehouse/fabrication facility to be located in an I-2 zoning district
at the southwest corner of Ranchview Lane and 32nd Avenue North;
AND, WHEREAS, the Planning Commission has reviewed said plans and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should, and hereby does, approve the request of Dalco Roofing and
Sheet Metal for site plan approval of a 15,000 sq. ft. office/warehouse/fabrication
facility to be located in an I-2 zoning district at the southwest corner of Ranchview
Lane and 32nd Avenue North subject to the following conditions:
10 1. Compliance with the provisions of the City Engineer's memorandum on this project.
2. Dedication of easement for 10 ft. additional right-of-way on 31st Avenue North
frontage.

3. Adjustment of storage area south limits to provide a 15 ft. setback from the
new 31st Avenue North right-of-way line.
4. Construction of a landscape screen along the south and east storage area limits
to consist of 6 ft. balled and burlapped evergreen trees on 20 ft. centers.
5. Asphalt paving of the parking area labeled "Class 2" on the March 21, 1977 plan.
6. Payment of Park Dedication fees -in -lieu of $1,600.00 prior to building permit
issuance.
7. Outside storage of waste and waste containers shall be prohibited.
8. Site plan performance security shall be per the zoning ordinance for a period
of 18 months.
The motion for the adoption of the foregoing Resolution was duly seconded

Whereupon the Resolution was declared duly passed and adopted.
