Seibold and Soaeth *t0110WIng members were absent: Councilman Hunt *f* RRlt ;ouQ;ilman Seibold introduced the following Resolution and moved its adoption: RESOLUTION #77- 195 kAA APPROVING PRELIMINARY PLAT FOR "WEST TONKA ESTATES" LOCATED BETWEEN COUNTY ROAD 15 AND 3RD AVENUE NORTH AT QUANTICO LAND FOR FLOYD B. OLSON (A-501) WHEREAS, Floyd B. Olson has requested preliminary plat approval for "West Tonka Estates" to create 10 building lots on a parcel of 8.9 acres located between County Road 15 and 3rd Avenue North at Quantico Lane; AND, WHEREAS, the Planning Commission has reviewed said request and recommends its approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request of Floyd B. Olson for preliminary plat approval for "West Tonka Estates" to create 10 building lots on a parcel of 8.9 acres located between County Road 15 and 3rd Avenue North at Quantico Lane subject to the following conditions: 1. - Elimination of the proposed trail easement along Lots 5 and 6 and plat redesign to accomplish equal lot frontages for the lots fronting 3rd Avenue North (94t ft.) and lots fronting County Road 15 (96t ft.) 2. Elimination of the trail and walkway easement along 3rd Avenue North. 3. Dedication of 7 ft. of road right-of-way along the entire County Road 15 frontage. 4. Construction by the owner, at his sole expense, of storm water drainage pond PL -P4 consistent with requirements of the Storm Water Drainage Plan including all necessary appurtenances for connection to the existing storm sewer system. Plans for grading work shall reflect preservation of as much natural vegetation as feasible. 5. Payment of Park Dedication fees -in -lieu of $1,200 ($150 X 8 lots). 6. Storm water drainage easements to the City for a site area at elevation 971 and below after completion of stie grading. 7. Maintenance of a 973 ft. minimum floor elevation for all homes to be constructed within the plat. 8. Compliance with provisions of the City Engineer's memorandum regarding this project with emphasis on design to aide in solving the serious drainage problem in the area. Resolution #77-lq5' . Page Z 9. Combined driveways on lot turn-arounds to service Lots 9 and 10 and Lots 7 and 8. 10. Compliance with the terms of Council Resolution #77-163 regarding erosion control during construction.
