CITY OF PL,YMOMH Pursuant to due call and notice thereof, a s a ial meeting of the City Council of the City of Plymouth, Minnesota, was held on he 28th day of February 1977 . The following members were present%; Mayor i e, Coun- men Hunt, Neils Seibold and Spaeth �:+c ?va owinmembers were Sent: RRA A!A RRA introduced the following Resolution and moved its a tion: RESOLUTION 077-105 APPROVING SITE PLAN FOR CRAWFORD-MERZ OFFICE AND WAREHOUSE STRUCTURE (A-715) WHEREAS, Crawford -Merz has requested site plan approval for an office/warehouse structure to be located at the southwest corner of 10th Avenue North and the County Road 18 West Service Road as represented on prints dated February 11, 1977; and, WHEREAS, the Planning Commission has reviewed said request and recommended approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should, and hereby does, approve the request of Crawford -Merz for an office/warehouse structure to be located at the southwest corner of 10th Avenue North and the County Road 18 West Service Road as represented on prints dated February 11, 1977 subject to the following conditions: Compliance with provisions of the City Engineer's memorandum dated February 8, 1977 regarding this project. 2. Parking and number of parking spaces be as represented on the Februar 11, 1977 prints with the following exceptions: 1) elimination of the seven (r parking spaces south, said area to be maintained as green space; and b) elimination of the rubbish container to be replaced by one additional parking space. Total number of parking spaces to be 41. 3. All waste and waste storage shall be within the structure. , 4. Site improvements shall be completed within 18 months and guaranteed by a bond for 150% of the cost of said improvements to be given to the City prior to building permit issuance. 5. Landscape plan shall be amended to specify size and species of nursery stock prior to building permit issuance, to be approved by the Director of Planning and Com- munity Development. 6. Park Dedication requirements shall be fees -in -lieu of $712.50 ($500 X 1.425 acres). Resolution #77-105 . Page 2 FURTHER, that due to the unusual size, shape and location of this industrial parcel, variances be granted for structure side yard setback on the south of 15 ft. to allow a 10 ft. side yard structure setback, a variance to the north for parking setback vari- ance of 31 ft. to allow a 19 ft. parking setback and a variance of 18 parking spaces from the 59 required to the 41 spaces shown on the February 11, 1977 prints.
