. Pursuant to due call and notice thereof, a Special meeting of the City
Council of the City of Plymouth, Minnesota, was held on the 13th day of
December , 1976 . The following members were present:

Councilman Hunt introduced the following Resolution and moved
its adoption:

APPROVING PRELIMINARY PLAT AND CONDITIONAL USE PERMIT FOR A SUBDIVISION UNIT PROJECT FOR
"CHIPPEWA TRAILS" FOR LUNDGREN BROS. CONSTRUCTION, INC. (A-498)
WHEREAS, Lundgren Bros. Construction, Inc. has requested approval of the preliminary plat
and a conditional use permit for a Subdivision Unit Project for "Chippewa Trails" a plat
of 57 lots on 32 acres at the southeast corner of 28th Avenue North and West Medicine Lake
Drive;
AND, WHEREAS, the Plymouth Planning Commission has reviewed said request and recommends
its approval;
AND, WHEREAS, the City Staff has prepared a development contract covering the improvements
related to said plat;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA
that it should and hereby does approve the request of Lundgren Bros. Construction, Inc. for
preliminary plat and conditional use permit for a Subdivision Unit Project for "Chippewa
Trails", a plat of 57 lots on 32 acres at the southeast corner of 28th Avenue North and
West Medicine Lake Drive, subject to the following conditions:
1) Compliance with provisions of the City Engineer's memorandum of November 12,
1976 regarding this project.
2) No private driveway access to West Medicine Lake Drive be allowed.
3) Compliance with Subdivision Unit Project open space requirements by Dedication
of Outlot A (0.14 acres), Outlot B (0.38 acres) and Outlot C (0.07 acres)
together with payment of fees -in -lieu in the amount of $8,550 (57 lots X
$150.00 per lot).
4) Compliance with'subdivision public open space requirements by payment of
fees -in -lieu in the amount of $8,550 (57 lots X $150.00 per lot).

5) Inclusion of the free-standing parcel along 28th Avenue North with
adjoining lots.
6) Where possible, it is recommended street alignment be allowed to vary
within the right. -of -way in order to preserve existing trees within the
plat and enhance the environmental aspects of the site. Also, that
streets be allowed to be built at a 7% grade.
The motion for the adoption of the foregoing Resolution was duly seconded
by 'nun_ilmaa�jbnld and upon vote being taken therecn, the
following vote�a in favor thereof: Mayor Hilde, Councilmen Hunt,
Whereupon the Resolut-ion was declared duly
