Pursuant to due call and notice thereof, regular meeting of the City
Council of the City of Plymouth, Wmiesotaa , was held on i'ne 6th day of
December 19 76. The following members were present:
Tibe owing members were ent: Councilmen Hunt and Neils
Councilman Spaeth introduced the following Resolution and moved
its adoption:
RESOLUTION #76-694
APPROVING SITE PLAN AND CONDITIONAL USE PERMIT FOR WAGNER-SPRAYTECH (A-564).
WHEREAS, Wagner-Spraytech has requested site plan approval and a conditional use
permit for a 130,000 sq. ft. structure to be located between I-494 and Fernbrook
Lane at 17th Avenue North to be used for manufacturing, warehousing and related
office space;
AND, WHEREAS, the Planning Commission has reviewed said request and recommends its
approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
10 MINNESOTA, that it should and hereby does approve the request of Wagner-Spraytech for
site plan approval and a conditional use permit for a 130,000 sq. ft. structure to
be located between I-494 and Fernbrook Lane at 17th Avenue North to be used for manufactur-
ing,'warehousing and related office space subject to the following conditions:
1. Compliance with provisions of the City Engineer's memorandum of November 10, 1976
regarding this proposal.
2. Encircling of the structure with a 12 ft. wide, 5 ton fire lane and water main
loop hydrants at 300 ft. intervals.
3. Public roadway dedication as follows:
a. 30 ft. wide from Fernbrook Lane easterly along the south property line to
terminate at the east property line iwth a cul-de-sac right-of-way with
a 50 ft. radius centered on the southeast property corner.
b. 7 ft. wide additional along the =ull Fe ;brook Lane frontage.
4. Reduction of the east elevation wall ,ign area to 400 sq. ft. maximum.
5. All waste and waste containers shall be stored within the structure.

6. All site improvements shall be guaranteed by a security instrument in favor of
the City for a two-year term at 150% of the cost of the improvements.
7. Payment of Park Dediciation fees -in -lieu of $7,150.00 prior to building permit
issuance.
S. Consolidation of the several individual tax parcels comprising the total of
the site.
The motion for the adoption of the foregoing Resolution was duly seconded
by Councilman Seibold , and upon vote being taken thereon, the
following voted in favor thereoFT Mayor Hilde, Councilmen Seibold and Spaeth
The following voted against or -abstained: None
Whereupon the Resolution was declared duly passed and adopted.
