Pursuant to due call and notice thereof, a special meeting of the City
Council of the City of Plymouth, Minnesota, was held on t e 8th day of
November , 19 76 The following members were present:
CouncilMn HInt, Nell Seibold and Spaeth
The following members were absent: Mayor Hilde arrived at 8:15 P.M.
Councilman Spaeth introduced the following Resolution and moved
is adoption:
RESOLUTION #76-646
APPROVING SITE PLAN FOR RONALD ROELOFS AT THE SOUTHEAST QUADRANT OF NATHAN LANE AND
10TH AVENUE NORTH (A-690)
WHEREAS, Ronald Roelofs has requested approval for a 1,130 sq. ft. structure to be
used as an office/showroom for manufacturers' representatives of lighting fixtures
to be located at the southeast quadrant of Nathan Lane and 10th Avenue North;
AND, WHEREAS, the Planning Commission has reviewed said request and recommends
approval;
NOW, THEREFORE; BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA that it should and hereby does approve the request of Ronald Roelofs for
a 1,730 sq. ft. structure to be used as an office/showroom for manufacturers'
representatives of lighting fixtures to be located at the southeast quadrant of Nathan
Lane and 10th Avenue North subject to the following conditions:
1. Incorporation of the provisions of the City Engineer's memorandum of October 22,
1976 with respect to this project.
2. Signs shall be limited to those consistent with Code only.
3. Payment of a fees -in -lieu Park Dedication in the amount of the of $400.
4. All waste and waste containers shall be stored indoors.
5. Petitioner post a performance bond with the City to be termed for 18 months at
150% of the cost of the improvements to the site, prior to building permit
issuance.
FURTHER, that the following variances be granted:
1. A front yard setback variance of 18 ft., i.e. from 50 ft. to 32 ft.
2. A side yard setback variance of 6 ft. on the east side yard, i.e. from
25 ft. to 19 ft.

3. An off-street parking variance of one (1) parking space, i.e. 9 spaces
rather than 10.
The motion for the adoption of the foregoing Resolution was duly seconded
by Councilman Seibold , and upon vote being taken thereon, the
following voted in favor thereof: Councilmen Hunt, Noilr_
TfiSeibold and Spaeth

Whereupon the Resolution was declared duly passed and adopted.
