Council of the City of Plymouth, Minnesota, was he on t e 5 h day of

Councilman Hunt introduced the following Resolution and moved
s adoption:
RESOLUTION #76- 584
APPROVING SITE PLAN AND CONDITIONAL USE PERMIT AMENDMENT FOR MEDICINE LAKE HOUSING
GROUP FOR LITTLE PENINSULA PROJECT (A-186)
WHEREAS, the Medicine Lake Housing Group has requested amendment to the site plan,
conditional use permit and development contract for Project A-186 as reflected by
City Council Resolutions #75-671 and #76-154;
AND, WHEREAS, said amendment reduces the number of units from 224 to 162, reduces
the number of structures from three to two and adjusts structure/parking locations;
AND, WHEREAS, the Planning Commission has reviewed the requested amendments and
recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA that it should and hereby does approve the site plan dated August 20, 1976
and Development Contract dated September 30, 1976 for said project to be comprised
of 162 units on a 22 acre site subject to the following conditions:
1. Petitioner pay to the Park Dedication Fund $24,300 for Phase I construction
($150 X 162 units - $24,300).
2. Changes in the site plan as recommended by the Fire Chief be incorporated.
3. Engineering comments be incorporated as per Engineering memorandum of August 27,
1976.
4. There shall be no outside storage of watercraft.
5. No boat launching by motorized vehicles shall be allowed on the site.
6. All private streets within the project shall be 32 ft. in width and of 9 ton
capacity.
7. A plan for the mitigation of hazards to project tenants as a result of the adjacent
railroad track shall be submitted to the Director of Planning and Community
Development; prior to building permit issuance.
8. The private road servicing the project at its intersection with County Road 154
shall contain such turning lanes as determined appropriate by the City Engineer
and the Hennepin County Highway Department.

• 9. Any additional comments or requirements by the EQC and/or Bassett Creek Flood
Control Commission be incorporated.

10. That the -peninsula be forever limited to not more than one access point to
Medicine Lake. Such singular access point shall contain a maximum of 25
mooring spaces for non -motorized craft only.
11. This resolution shall become null and void after December 31, 1976 if building
permits have not been issued, work on the structures has not begun and all
monies as required by the Development Contract herefor have not been paid -to
the City of Plymouth.
The motion for the adoption of the foregoing Resolution was duly seconded
by Councilman Spaeth , and upon vote being taken thereon, the
