Council of the City of Plymouth, Minnesota, was hce, on the 12th day of

GRANTING TENTATIVE APPROVAL OF THE GENERAL DEVELOPMENT PLAN, MAY 27, 1976 FOR
"PLYMOUTH HILLS" DEVELOPMENT (A-675)
WHEREAS, Plymouth Hills Company has petitioned rezoning and preliminary plat
approval based on a General Development Plan dated May 27, 1976 for a 218 acre
tract north of Highway 55 between Niagara Lane (extended) and Vicksburg Lane;
AND, WHEREAS, the Planning Commission has held a public hearing, reviewed said
petitions and recommendp preliminary approval of the General Development Plan
with conditions;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA that it should and hereby does tentatively approve the General Development
Plan dated May 27, 1976 upon the following conditions:
Use of specific lots and blocks (as numbered by the Preliminary Plat
dated May 27, 1976) shall be responsive to Guide Plan designations as
follow:

2. All Living Area (LA designated lots and blocks) shall be developed
responsive to a combined Residential Planned Unit Development.
RESOLVED FURTHER, that the developer be given the following directions to be ful-
filled prior to any further approval of their proposal:

1. A time table for development be drawn for Planning Commission and Council
review; and,
2. A market analysis be prepared as per the criteria listed for a Community
Shopping Center in Resolution #73-330 indicating the supporting data for
location of the Community Shopping Center at this site and that this market
analysis be presented for Planning Commission and Council review; and,
3. A traffic study be conducted to determine routes and trips from the market
area, in and out of the market area as it relates to the total of
Plymouth including accessing and turning movements.
The motion for the adoption of the foregoing Resolution was duly seconded
byand upon vote being taken thereon, the
fol owing voted in favor thereof: Mayor Hilde. Councilmen Neils.
Seibold and Spaeth
The following voted against or abstained: None
Whereupon the Resolution was declared duly passed and a
